Buying and selling [Renting] points

I own 1500 points and never intend to buy more thanks to TUG for educating me on buying points from owners if I need more. My question is if marriott hears this enough at owner updates do you think they could ever legally stop this?

They could limit or stop transfers of points between owners at any time. I would expect if it somehow starts to limit sales of DC points, they will take such action. Though at this time, it doesn't look like that is going to happen.

I guess if they ever did that we would find other ways around it. I could see them offering more encore like packages if they know an owner is not buying more points from them.

While they are free to change the rules at any time, and point transfers/rentals are a popular strategy on TUG, in the broader world of Marriott ownership, knowledge of this strategy is very limited based on the small number of transactions (relative to Marriott ownership) on the two main transfer sites. I doubt it affects sales much at all now.

Not sure if they can legally stop it or not, but they can indirectly stop it now any time they exercise their right of first refusal.....

Would they do ROFR on buying other owners excess points. I am talking about the one time use points selling for a bit above MF. Not permanent points. Do they offer encore packages once you r an owner?

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
They can't ROFR but at some time in the future they could rewrite the rules so that points can't be transferred between accounts or MCVI could add a fee to transfer points. Although this practice is well known in TUG circles, I don't know how many points owners overall even know that such a thing as renting points from other owners is a possibility.

Apparently not even the salespeople know about this. When we attended our last presentation at MGV in March, the woman who kept trying to jam points down our throat didn't seem to want to take NO for an answer. No surprise there, but when she kept saying that not buying points would prevent us from accessing all future Marriott timeshares, I told her that we would just rent points if/when we ever needed to. She was confused by this and said "Marriott doesn't rent out points" and I informed her that I could easily rent them from other owners on the Internet. She seemed genuinely surprised by this and started asking me a lot of questions, like how much per point, where, etc. all while taking notes. I thought it was kind of funny.

MVC has already change the fees about selling resale points. It would not surprise me at all if they put some rules/fees in place about transferring points between owners ( renting points)

Other point based TS companies have put some rules/fees in place about transferring points between owners so MVC will not be the first.

Many aspects of the MVC Points system are similar to Disney's DVC system. Their documents have a restriction similar to what's in Marriott's documents which prohibits "commercial activity" but it's not defined completely. Like MVW they used to allow unlimited Points transfers in/out of Member accounts.

At some point Disney changed the rules so that DVC members are allowed only one transfer in/out per year, and they have an internal policy that "flags" accounts which have more than 20 active reservations with guest names added to them. At the time of these DVC changes there were a number of active rental websites with many, many members participating.

MVW could follow DVC's lead in these or similar ways. Currently, though, going just by how little DC rental activity takes place via the web, it doesn't seem like there's enough owner rental activity hurting Marriott.

if fees are imposed, it may simply decrease the price/pt since buyers will only pay up to a certain point before they stop. It would behoove Marriott to continue allowing and even 'be friendly to' (like not impose trader fees) point transfers because a more flexible program is a more desirable program. For example, I finally elected points (2016) for the first time since joining at the DC's inception, but I would not have done so if I could not rent additional points to fully utilize the points I received in exchange for my MVCI week.

I'm not sure I would use that as a reason for not buying points while talking to a sales person. The more people who "inform" the sales staff of the practice of renting points, the more likely they are to change the practice as it is.
