Buying 10,000 Points Question?

If I buy points say 4 batches of 2500 to get to 10,000 points all with say same jan anniversary date does that make the most sense as the price per point is about $2.00 on redweek? or are there more enrollment fees to pay for each batch which would bring the price per point a lot higher? and it would make more sense to buy one batch of 10,000 points at $4.00 a point. We have 3 kids so hotel rooms are challenging...and with arbnb you aren't in a community with pool etc and they are hit or miss.
I know about renting the points etc but if we do it we would just take the plunge and not want to have to deal with renting each time. Thanks for the input! Bill

PS maint fees on points in 2020 are .645 ?

Buy them in whatever increment the sellers are selling them in, but note the minimum enrollment fee is $3,000 so don't buy too little! 2,000 is fine. Review the site linked to by TXTortoise. But definitely do not pay $2 or $4 per point, too high in this market.

Some here don't mind renting points, some dislike renting points. I am in the dislike category, same with airbnb. With 10,000 points you'll get the benefits of presidential and you'll get 30% bonus in essence, depending on where you want to go.

You can buy in as little as 1000 point increments without issue. The big difference will be the amount of closing costs you will pay. If you can find 10,000 points in the $1.00 region, the savings on Closing costs could be a couple thousand compared to 4-2500 point transactions.

Consider buying one bulk lot of points at one time (such as 10,000 points).

Everyone knows that a recent ROFR went thru at 76 cents. With that said, I would offer less than that during these unusual times and see if they bite! Nothing wrong with low balling your offer as there are a lot of "hungry" sellers out there who want out. They will be able to get out one way or the other if they elect to accept your low offer in that if it clears ROFR you will have a bargain, and if it doesn't clear ROFR then the seller will be paid by Marriott for those same points.

You will either help yourself, or you'll be helping someone else.

When I bought my points resale, of the close to 100 listings at the time, 99 of them were less than 10,000 points. The vast majority were under 5,000. Sure, if you can find a seller of 10,000 points for a good price, it's the best deal, no doubt. Whether or not you can do that, never hurts to try.

It also saves a lot of hassle having less closings. But 4 closings of 2,500 points under $1/pt is cheaper than 1 10,000 points purchase at $3 or $4. Just depends if there are any out there. Obviously, there are fewer.

You may also want to think of your exit strategy. Not sure if you can sell in smaller blocks than you bought them in (at least not without a lot of re-deeding hassle). If you buy one 10K chunk of points you may need to find somebody else down the road willing to buy that same large chunk. Seems it may be easier to sell in smaller chunks.... therefore it may make sense to buy in smaller chunks.

I would see if you can buy from the same seller or multiples from same seller sometimes they are willing to lower closing costs.
Personally I would buy smaller contracts so that if you decide to sell some you have smaller blocks that I believe are easier to sell than 1 large 10,000 point contract, plus you may decide to keep a smaller amount and keep some in the future or split them out to kids/grandkid etc.....

Yes I see what you mean but also anniversary dates can be an issue when buying smaller quantities rather than one block of 10k.

Are the maintenance fee .645 per point?

btw I’m the guy that bought Ritz “membership” for 100k yrs ago and then got in the mail it was merged with Marriott. ThankfullyI bought it on my jpm ccard...in the end jpm refunded me but what a mess. So it’s taken a while for me to let the dust settle and circle back.
the multiple bedrooms is huge with a family extended family etc.

There are also many brokers respected by TUGgers who sell points as well, but Redweek is certainly an excellent source.

Sure can. There is really little to no difference between resale and developer points. Well, price! I bought quite a few resale, at the time about $4 all in when fees were cheaper, but, price is lower now too so probably close to the same.

I used a broker for mine. They had a lot of listings. However, you can find them a lot of places. Given people losing jobs and such, you can imagine some will want to get out of thousands $MF.

Redweek is a good place to start for sure, but do keep in mind there are other sources such as TUG (believe there are currently about a dozen listings for Marriott Destination Club Points), MyResortNetwork.com (currently 18 listings), Craigslist, etc.

I think Redweek has the largest selection to pick from, and I don't believe many resales are moving these days due to the current crisis. This too shall pass, and a great buy in May of 2020 may or may not ever be achievable again.

If you go to www.VacationPointExchange.com you will see an easy to use resale calculator where you can plug in some numbers and figure out what the total all in cost will be.....

When making your offer be sure to inform the sellers that you are a cash buyer, ready to roll, and that you can close the transaction within "X" amount of days. Also be sure to point out that they (the seller) will have no further maintenance fee obligations after 2020.

Someone somewhere will accept a 25 cent or 50 cent offer just to be able to unload them. Far more sellers than buyers right now so you're striking at a good time!

I am looking at 2500 points, $1 per point all in costs seems to be ~ $10,000 or $4 all in per point. however finding $1 per point is a little more difficult than expected.
