Has anyone else seen this? Thoughts?

Because you have previously contacted SellMyTimeshareNOW about selling your timeshare, I am getting in touch with you regarding a bulk purchase of timeshare at Westin Ka'anapali Ocean Resort Villas resorts.

I am a Licensed Real Estate Agent who works for Timeshare Broker Services, the Brokerage affiliate of SellMyTimeshareNOW. We currently have a commercial client making offers to purchase multiple Westin Ka’anapali I & II timeshare weeks. If you are still considering selling your Westin Ka'anapali Ocean Resort Villas timeshare, and it meets the Buyer’s specifications, this is an easy way to sell your week(s).

When an opportunity like this comes along, it is always one of the simplest ways for owners to resell. With your permission, I could present your timeshare information to the Buyer and then get promptly back to you with the Buyer’s offer. If you accept the offer, the sale moves to closing. PCS Title, Precision Closing Services is already in place to handle title transfer and closing.

This is a straightforward purchase in which the Buyer pays all costs and all closing fees. You, the Seller, will be asked for no money, no deposits, no commission payments, no funds of any type, at any time during this sale.
Typically, Sellers receive a Cashier's Check within 60-90 days after accepting the Buyer’s offer.
This resale purchase is time-sensitive and presented on a first-come basis to Westin Ka’anapali I & II owners who are ready to sell their timeshare.

The commercial Buyer is purchasing in bulk, has committed the funds, and has started the purchase process; it is truly a safe, hassle-free opportunity for you to sell. I really hope you will contact me at 1-855-616-1314 to learn more.

Warm regards,

Haven't seen/heard of that. Curious if it's legitimate, and if so, who is this corporate buyer?

This thread should be moved to the Starwood forum.

I don't believe it because SMTN is an upfront fee company owned by Jason something (Tremblant?).

Even so, why would you want to sell a week at Westin Maui for much less than you paid? I would keep the timeshare and use it. This guy might be legit, but will you really accept 10-25% of what you originally paid? I wouldn't. What makes the timeshare you bought several years ago something you want to sell cheaply? You can rent the week to someone and make money every year, if you can no longer use it.

Sounds like BS to me. Sellmytimesharenow makes their money off of the sellers, not off of the buyers.

You could message them back and let them know that you won't take anything less than a certain amount and see what happens. However, since you are the seller, there will never be a point in the transaction that you should pay anything. Reputable closing companies will deduct anything before sending you a check. If they ask you to pay anything, or to sign a power of attorney, tell them where they can go. ;)

I wouldn't automatically write this off as a scam, because there are buyers out there who want a block of timeshares. Some Tuggers own many timeshares and give weeks to their employees as incentives/bonuses (we are one of them). Awhile ago, there was a "Want to Buy" ad in the TUG Marketplace for Westin Ka'anapali oceanview/oceanfront units at both WKORV and WKORVN. It looked like they wanted to buy several weeks and were offering $15K for an annual 2BR. It isn't inconceivable that someone looking for several units put feelers out to PCC's who have a lot of inventory. Perhaps Timeshare Broker Services really is trying to put together a deal?

If I was wanting to sell my week because I don't use it and don't want to pay the MF's anymore, I'd give him a call and at least see what the offer is - and check out Precision Closing Services. (I've never heard of them.) I'd also tell him that the offer would have to be above Starwood's ROFR floor price, which has been in the upper teens lately.

Was wondering if it was a scam, too

I received an email regarding the same thing. ABout 5 years ago I did contact SMTN but didn't use them b/c of upfront fees.I got this email in Jan 2012 or so, I emailed back asking specifics and was told to call them right away cause offer wouldn't last long. If they couldn't tell me details in email, I wasn't gonna waste my time calling. No idea if legit or not, but after I didn't call, I get no other emails from them.

You can get the same offer from almost any broker in the business.. I'll be happy to give you the buyer's offer, and charge you a smaller commission!

This is a legitimate offer--- however the offer for your Ka'anapali unit is going to be drastically low. It is better to hold off unless you are desperate. They are working with someone who is currently buying a lot of Starwoods ownerships whether it be an individual buyer or the developer I do not know. I can vouch that PCS Title has closed multiple sales for us.

Exactly. How much you want to bet they're cherry picking any good deal on prime units like 2BDRM OF or OVs and telling others they don't need GV 1BDRM units.

Name brand Kaanapali units are some of the most marketable products on the market especially at the right price. Buy low, sell high.
