Breckenridge Grand Timber Lodge resale question

Hi, new to all this TS stuff but get the broad idea. We visit breckenridge most years (from the UK) but always a hassle trying to get Grand Timber Lodge booked without having to endure a sales pitch for peak 8

My main questions are:

Is tax added to the maintenance fee quoted (sorry- in UK everything is included in the sticker price- trying to grasp the “real” maintenance fee)

If I buy through a broker is tax added to the sales price (circa $7000 for the high season 2 bed annual)

How easy is it to add extra days to the booking - are there any existing owners who can advise how easy it is to add a few days to the week (long way for 1 week from UK) I may end up buying two weeks if they can guarantee they will be consecutive.

I am not overly bothered about which weeks I get in the request/lottery - anytime in February or March works for me generally but if I got January some years it wouldn’t bother me.

If I hand back my week to BGV one year for renting out what sort of income will I get from them - trying to not have to sell the week and deal with US tax returns - mostly I would use it or give it to friends.

My main driver for buying is that a 2 bed maintenance fee is about $1900 which would cost me $4000 to rent.

Some years I plan to spend 3-4 weeks consecutively in the area - can anyone tell me if BGV will do a deal to have me in the same unit for that period or is the bonus days thing only for a few days (I cannot find anything solid on explaining how bonus days work)

Apologies for the long message - if I could guarantee I could rent someone’s 2 bed every year for less than rack rate I would be it is ever harder to find one online and BGV are hard work to deal with as a non owner.

If you are still open to other locations, WorldMark Steamboat Springs would offer all the scheduling flexibility you desire with more predictability (no lottery) and much less hassle.


- book the exact 1, 2, 3, or 4 consecutive weeks all at once (up to 30 days in one reservation to stay in the same unit throughout). The generous cancellation policy allows members to trim the reservation back to the exact dates up to 30 days before arrival.

- book a 2 bedroom deluxe for the same maintenance fees as a GTL 2 bedroom, or a 3 bedroom deluxe for about $200/week more.

- arrive midweek, if flights are more attractively priced -- not locked into only Friday or Saturday arrivals

- 5 minute free shuttle ride to the ski resort

- $6,000 USD (with no tax) will buy enough WorldMark credits for 4 consecutive weeks annually in a 3 bedroom deluxe unit. Alternatively, buy enough credits for one week and rent up to 2 weeks of credits from other owners for when you need the extra time. If you cannot make the trip one year, your annual credits automatically rollover for the next year.

Easy to book another of the 90+ other WorldMark resorts for any time of the year, instead of having to deal with a rental or an exchange company and the additional costs.
 
No tax on maintenance fees or purchase price. But there are closing costs added to the purchase price. There may be occupancy taxes payable to the resort when you stay - about $6 per night at some other Breckenridge resorts, not sure about GTR specifically.

You cannot add extra days to the booking using your ownership.

If you give the week to the resort to rent out for you, expect to get less than the maintenance fees, after all expenses and deductions.

You can only get consecutive weeks if you buy fixed consecutive weeks (very difficult to find resale and will be expensive). With floating weeks ownership, you will not get consecutive weeks due to the lottery.

Consider resale at Grand Lodge on Peak 7, winter plus floating week. No lottery, and you can book consecutive weeks.

Thank you for this but Steamboat isn't somewhere I am looking at for long term visits.
 
There are many types of taxes that are collected at the time of closing a timeshare deal and they vary by each state and county where the property is located. Real estate tax is collected through the maintenance fee on an annual basis. Before buying any timeshare interest, make sure to obtain all the figures prior to signing a contract.

Hello, @kmeand. I've been an owner (with spouse) of a 2 bedroom floating winter week timeshare at Grand Timber Lodge since 2004. We lived in Boulder, Colorado at the time. Our sons were young and we LOVED the ski-in/ski-out convenience and the on-site parking. (We often used the parking and other amenities for day trips.) We did some exchanges for trips elsewhere but mostly we used the sites in Breck ourselves. We used their rental/commission service a couple times. One time unfortunately it was rented out at the last minute (our fault) as Bonus time so we got nothing, but one other time we got enough income to pay a little more than our property tax for the year. These resorts in Breckenridge use the Interval International exchange system, and units at Grand Timber appear to have a relatively high point value. We have LOTS of options when we look at various locations around the world to travel to using the exchange program. (But we fell in love with Iceland and there are no Interval exchange resorts in Iceland.)

Having written all that, I will caution you that if you ever get tired of owning your timeshare, the Breckenridge Grand Vacations company does *not* offer a buy-back or a give-back option, so you will be on your own in selling it or giving it away. I'm actually here in tugbbs investigating that exact thing (giving away our timeshare), and happened to see your post.

Obviously I don't want to discourage you from buying if that's what you want to do, and overall we are happy we made the purchase, but now I have some work to do in finding a reputable closing company when we find someone who wants our timeshare. If you do decide to buy, maybe keep an eye on the "timeshares for free" forum here on tugbbs because ours will probably be there soon. :) We are planning to give it away with the "buyer" paying closing costs.
