I have a unit on hold with DAE for June and I am confused about what information I'm finding. Looks like it is managed by Festiva which based on reading, is terrible. RCI lists it as a Silver crown and it gets 4 stars. The reviews on TUG are 2007 or older. The reviews on Tripadvisor are VERY mixed but recent We mostly like the location because of the lake access and we have a boat. Anyone stay in a 2 Bedroom recently? What was your experience?

I haven't stayed there, but we go to the Branson Yacht Club @ Rock Lane every August for the Ozark Parrotheads "Phlock at the Rock" party/fundraiser. It's impossible to get reservations at the resort over that weekend, so we stay across the road at Still Waters Resort. Both resorts are very popular in the summer, and rates run about $300/night for a 2BR.

The Branson Yacht Club is a big resort with a great location on the lake. It's on a wooded penninsula, and has a good-sized marina. It would be a nice base for enjoying the lake, with easy access to Silver Dollar City, and a short drive into Branson. My understanding is the 2BR's are the best units in the resort. People we've talked to don't care for the smaller units - they are really cramped and have no view of the lake. Everyone says the 2BR's are very nice. It's not a 5* luxury resort, but it would be a comfortable and fun place to stay - especially since you have a boat!

I was an owner at Branson Yacht Club @ Rocklane Resort for a couple of years (free TS picked up on Ebay). It wasn't luxurious like a Marriott, but the 2 bedroom unit was clean and comfortable. Again, the location is what I was interested in as I had a boat and was able to dock it at the on-site marina. I sold the boat so I gave the TS away here on TUG.

I don't quite understand all the ownership stuff, but there are several buildings on the property and they are managed by different groups (as I understood it).

The two bedroom unit I stayed in was in the 2nd building on the left (see attached image - I don't know how to insert an image). There was a nice view of the lake from the deck. The unit wasn't huge, but there was a king in the master and a queen in the second bedroom. Two bathrooms. Kitchen was fully stocked with dishware and appliances. Washer and dryer in the room.

Great access to the water and a nice (albeit small) pool. BBQ grills on the property and the outdoor bar/restaurant was fun.

I have no regrets about my short-timed ownership and if I hadn't sold my boat, I probably would have kept the unit. Maintenance fees were low and it turned out to have a better TPU/exchange value than my Cancun unit.
