Boulevard or Flamingo points

Marriott Grand Chateau
I own a Marriott week but looking to pick up an HGVC 2 bedroom platinum at Boulevard or Flamingo to get 11,200 points.

Looks like maintenance fee difference is about $207 with Flamingo being higher. Flamingo is cheaper by a few thousand per deed so still leaning towards buying there, thoughts?

Will I be able to use these as points and if I'm reading correctly I would only be able to book at other resorts at the 9 month mark?

How do I use the point do I need to elect them?

You are correct about the MF. My *guess* is that Flamingo may be lower due to that reason. Flamingo has no ROFR, so whatever you can get it, goes through. Although not sure how active Hilton is exercising their ROFR lately.

I own both (mainly because of points and I got a real "steal" years ago on the Flamingo unit).

You would use your Club points to book 9 months out (there's a few exception resorts in Hawaii and I think all of Chicago and NYC can only be booked at 45 days or less if you don't own there).

Club window (9 months) is only if you don't want to stay at your home resort (ie: Flamingo or Blvd).

Actually only if you don't want to use your homeweek. You can still use you home resort but want a different unit type, season, or check in day than what you own

Points are points, you can use them across the system. You can calculate your break even point on the difference in purchase price and MFs. I would get the Blvd

No.

Nothing is booked. You just have the points and then if you want to use your homeweek, then you book via the Homeweek section of the HGVC portal but if you want to book anything else, then you use the normal booking screen.

A tweak or two.

Homeweek bookings are what you own -- unit type, season, and check-in DAY (i.e., day of the week, not date).

Also, HGVC's booking window is 276 days before check-out date. There's probably a reason HGVC uses check-out date instead of check-in date but I don't know what it is. I put a little formula in the Excel sheet where I track reservations. =TODAY()+276
