Boston Marriott as a trader?

Custom House should be a very good trader. Although it is a single bedroom, it is weighted as a 2br in interval for trading purposes. I've been able to trade into it a few times in the past. Wonderful location to experience Boston. I've done it in spring, and twice at Christmas/New Years. First night from the observation deck is wonderful.

It has been unavailable to me for the last year and a half. That makes me think that points people are killing it because they're breaking the weeks with 2-3 day visits.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
Custom house has way too expensive MF's to be used as an exchanger.
You need a lock out 2 br or lockout 3 br to be a cost effective exchanger and even then unless you are pretty flexible and don't have to travel during the summer or other school holidays there are probably less expensive options with other systems.

The only place you would be able to reliably and fairly easily get a summer 2 br Marriott exchange would be into the non ocean front destinations (including the non ocean front HHI). You might have to wait a little longer but you could probably get the same exchanges with something with lower MF;s. You may be able to get the prime time with Marriott but you will probably have to confirm a smaller unit and then upgrade fairly last minute or be waiting until 30-90 days before check in for a confirmation.

Custom House is a great place to stay, but I certainly wouldn't buy it as a trader. It may trade as a 2BR unit in II, but you can buy other 2BR units that have much lower annual MFs. The fact that it doesn't have lock offs also limit flexibility as a trader.
