@TUGBrian Good News, they are doing deed backs but not sure if they are being selective or not.

I just opened my mail. I have a letter dated 2 weeks ago that says I have 30 days from date of letter to get it notarized with two witnesses and get it back to them or it will be void and I have to start again. It was a deed back to my association for only one of my three weeks, no mention of the other two. It was for my two bedroom, week 31, my prime summer week. I do know that my other two weeks are part of a different sub association so that can be why.

I wonder if I could even find a notory that would touch the documents, maybe at UPS, not even sure banks are doing now, but getting two customers to sign doubt I could. So being I got the email, I will take that as an understanding that everything is on hold and just wait.

Has anyone heard of this before? I do not own Bluegreen but a user recently PM'd me correspondence between Bluegreen and the owner. Through a pilot program, Bluegreen has offered for the owner to donate the timeshare to a charity (choices were either Junior Achievement of South Florida or Christel House). The donation value is less than $200. Only obligation is paying off any loans or maintenance fees that are due. In addition, the owner would get use of 4,000 points to use over the next two years at no cost to the owner. Because it wasn't my correspondence I can't share it here or really give any more details. I am hoping the member will see this and post more information.

On the surface, and if true, this is great for owners. However, something tells me this won't last long. What charity in their right mind would want to be loaded up with unwanted timeshares along with their maintenance fees?

What we don’t know is if they are choosing which resorts and weeks to take deed backs for that are profitable for them. I own at Blue Ridge Village and they acquired it more recently from another timeshare company. The week that I got the paperwork for that I would deed back would get them lots of money as they are selling there. prime summer week, two bedroom. My other weeks are one bedrooms, maybe not as prime to them.

If you have a mortgage you are not eligible to give it back.

you arent going to get any money back with any solution you choose...the money spent is gone forever.

sadly there is noone out there who is going to magically make your loan balance disappear...plenty of folks will whisper those sweet nothings into your ear to try to get you to pay them exorbitant fees though!

Hi, I have just been contacted by a company. They sent me a proposal to hire them for "exit services" out of out Blueegreen Timeshare and for the service they will be charging $3200 with a guarantee for the exit or money back. Is this a good idea to pursue? has anyone tried this type of exit plan?

This is NOT a good idea. Envision this: You pay them $3,200. They tell you to not contact Bluegreen. You agree and wait for a resolution. Nothing happens. You call them and ask. They tell you they are working on it. You ignore the letters and calls from Bluegreen. Bluegreen forecloses on your timeshare, then sends you a 1099 for the amount you owe them. You get mad at the exit company and ask for a refund. They say, "Sorry, you are out of your timeshare and we don't owe you a refund.

Then you check your credit score and it is demolished. Learn to use your timeshare or default on your own. The exit companies can't undo a legal contract. Save the $3,200. And read your proposal to see if my theory is correct.

No, don't do it. Absolutely a scam. No doubt. And you need to take the contact info (name of person and business) out of your post. It reads like an ad, and we don't promote these "deedback" companies because they are all sleazy scams.

I want to give back my Blue Ridge Village. I don't want it anymore. I will ask them if they will take it. I paid my fees this year and deposited it into II. I want to be done with it.

I have asked Bluegreen and they do not accept a deedback (giving back for free). This is why owners who would like to get rid of their ownership are looking for alternative ways to get rid of the property/timeshare, my reason is perpetual maintenance cost. There are currently a lot of other options to stay in a vacation place with cheaper costs.

The company you refer to has been in existence only since January 2019. Scamming timeshare owners is profitable so people jump in all the time, make promises, take in money, use stall tactics, and then close up shop when complaints hurt their ability to keep scamming. Then, they likely start all over with a new name.

Yes, they offer a “guaranty” but what good is a guaranty when they are out of business? Their website mentions a guaranty but there are no details on their website as they do not have a terms and condition page (is this required by law?). Their privacy notice refers to their terms and condition but the url is blank - “terms used in this Privacy Policy have the same meanings as in our Terms and Conditions, accessible from URL”.

I certainly wouldn’t give them $3200 based on their “promise”.

I called their customer service last week and mentioned their website that mentions providing a solution to exit my timeshare. They mentioned that they do not do deedback and only suggested to sell the timeshare through their recommended timeshare reseller.
