Best Resorts to Optimize Value of Points

I won't be using my points in 2023 or 2024 and looking to book rooms at resorts where I can optimize my rental income.

Which rooms, views, resorts, and dates tend to provide the best Return on Investment (ROI) per Point?

Look to book “event weeks” for popular locations. I own at Grande Ocean in Hilton Head and I have reserved and rented my week during the RBC Heritage Golf tournament in April.

I am easily able to rent this week at well over my MF paid for this property.

A Garden View DP reservation at Barony or SurfWatch is 2900 points during the week Brian described above....so you'd need to pull in about $2K to break even after rental fees. Not sure what @Luvtoride gets in rental fees but I'm assuming the "well above" the $1500 MF at Surfwatch is higher than $2K.

Another to consider is Memorial Day week at Crystal Shores. Don't bother with Orlando, even Christmas week as rental income is lousy there.

You could also try renting the points themselves on vacationpointexchange. With the lead time you have you'll get more than MF.

For the RBC Heritage Golf Tournament on HHI from my research looks like the Marriotts inside Sea Pines get the higher rental rates...more convenient for the guests to likely walk to the tournament each day without hassling with driving/parking. So I think that is Monarch, Heritage and Harbour Club.

Colorado, Yes, those properties within Sea Pines would be more convenient, but since I don't own there, I haven't tried using points to reserve those. I'm sure I'd be too late at this point to reserve one of those for 2023 using points as its already less than 12 months away.

jmh, I rent my Grande Ocean week out for roughly double what my MF are for my week. The parties that have rented it from me are very happy with the resort and the convenience during the RBC Heritage Golf tournament.
I'm sure there are plenty of other "event weeks" near other MVC resorts that would also command good rental incomes.
