Best Resort for renting

I have 2 units in Orlando Fla - week 39 - 1 bdr and lockout. I cannot use them and want to enchange to another property that I can rent out with better sucess than I am currently getting. I have had these units for rent on the TUG classified for several months with no interest.
Can anyone offer any ideas of any properties that I could exchange to that would have better chances of renting out. Currently thare are only 2 properties in Hawaii that I could exchange to. I also want to be able to go to the property if I cannot rent it out. I live in southern Calif.

If you have only had them listed on TUG, I think that's part of the problem. In this market, you need to advertise widely for the most traffic. Orlando has far more supply than demand, so you need to be very competitive to rent.

Other possible issues:
-Week 39 has low demand (school holidays rent best.)
-Priced too high - you have lots of competition - you need to be near the bottom of the Comps.

You cannot exchange a week through an exchange company and then rent it - the exchange companies do not permit it. If you mean you want to reserve a different week at your home resort to rent, you can do that.

Right now, a lot of people are trying to rent their timeshares, so you want to price your week competitively, market it well, and make sure you have a lot of traffic - because you have a lot of competition. I personally use these cheap or free websites to post my Ads:

Some people don't like Craigslist, because you get a lot of scammers who respond, but they are painfully obvious, and I just ignore them. Another tool I use to eliminate the scammers is that I only accept payment by Paypal which requires a verified bank account or credit card to be registered.

On Craigslist, you need to create a Craigslist Acct., create 3 different Ads with different titles and wording, and rotate them every 3 days. You don't have to rewrite the Ads - if you create an Acct. they will be saved in your Acct. and you can just use the "renew" function, to renew the oldest Ad every 3 days which will bring it to the top of the listings.

Here is the travel demand index - as you can see, week 39 has poor demand. Orlando is a family destination - school holidays rent much better. Week 39 is the end of September and most kids have just gone back to school and it's not family vacation time.

Im writing this at Wyndhams Bonnet Creek resort, in Orlando. Last night I met a family in the hot tub, They rented their week here for $300, from a Wyndham owner

Wyndham calls this and your week "Value Season" and charges me half as many points for a reservation at this time as in "Prime Season" The demand is just not there

To me the secret of renting vacation time at a premium price is to find weeks at places where there is high demand and make your reservation then. When I buy a timeshare to rent Im looking for what I call "special weeks in special places". For example Bike Week in Daytona, Mardi Gras in New Orleans, Cherry Blossoms in Washington DC. There are others that I know, and others that I dont (yet) but you get the idea

What kind of exchange?

What kind of exchange are you hoping to rent out? RCI does not allow the renting of exchanges. Perhaps there is another way of doing this but I do not know.

I believe some of the independent exchange companies would allow rental of an exchange, but not the Big Two, RCI and Interval.
