Our friends bought an EOY Vistana unit with 81K SO's from Starwood (we did not know in time to stop them!). Now, they think they want another 81K SO's to use in the off years, and they want to buy resale this time around. Which mandatory property has the cheapest price per SO at this time? They want to go to various Starwood resorts and don't plan to return annually to wherever they purchase.

A Vistana Villages unit (two bedroom platinum season in one of the mandatory sections) will be the cheapest to buy, but the MF's are high. A one bedroom Kierland unit will cost more to buy, but the MF's are lower. The cross-over point will depend on how your friends analyze the opportunity cost on their capital invested. The purchase price differential will be about $4,000; the MF differential is about $300/year.

Caveat: Kierland one bedroom platinum units (i.e. the 81,000 SO variety) are not common, and I am not certain whether they were sold eoy. Kierland two bedroom gold season units (also 81,000 SO's) have much higher MF's and should not be considered if the goal is to purchase StarOptions to use elsewhere.
