I have a old (2007) "membership" from Playa del Sol(PDS)... Bel Air took over from PDS... I am trying to understand what, if anything, I own... And what would happen if I walk away... I am current on maintenance fees...

My paperwork makes no mention of either a deed or a trust, just a membership...

You probably own a 'Right To Use'. Those are common in Mexican Timeshares. It should have an end date. Sometimes those automatically renew after 20-25 years. Sometimes they don't. That information should be in your original contract- as well as what your responsibility is.

I have serious doubts that they could do much to injure your credit- like a default and Foreclosure could/would. They might write some fairly ugly collection letters, but I just don't think that other than ending your use of the facility, they don't have any teeth.

You might check with the resort and see what the cost might be to transfer your 'ownership' to someone else, and list it in the TUG Bargain Deals at the top of this forum for free and see if you can find it a new 'home.'
