Ride I am not that old. Ebram and I usually have different opinions, but this time I agree with ebram 100% (shocker).

I am rarelly in the room during the daylight hours. I get up and go somewhere and do something every day I am on vacation (SIGHTSEEING, SWIMMING, HIKING, THEME PARKS, ETC), but if I am going to the beach I want an oceanfront room.

I don't want to have a glimpse of the ocean between buildings, a short walk to the beach, or a parking lot view on the other side of the resort from the ocean. I want oceanfront or I don't want to go to the beach. I will take a hospitality rated ocean front room every time over a gold crown room without an ocean view.

When I wake up in the morning I want to see the ocean as I eat breakfast and drink my coffee. At night I want to have my night caps on the balcony looking at the ocean and listening to the waves. My blood pressure drops quickly as I listen to the waves from my balcony. For me a beach week is not prime if it is not oceanfront. JMHO.

ah see that's the difference, i don't consider this a beach week, yes, if i wanted to stay at the beach this place would be less then ideal, sure it's close to the beach, but its not a beach vacation...but if i'm looking for a place to vacation...i'm not looking for a place that offers only a beach, that's boring as hell, i like things to do, even if i did want to vacation on the beach, i wouldn't do it in the middle of the summer in SC, i'd do a winter Hawaii, winter Caribbean, or even winter southern Florida trip....IMO, to me, even places like smugglers notch or Massanutten are prime during the summer, the amount of activities they have give me the ability to keep busy and have family fun

What I am saying, I don't think you will find a oceanfront unit in prime season selling for a dollar. Most people(not including you, like me and tombo) like oceanfront even if you don't. and therefore oceanfront will be easier to trade or rent if you can't get the trade you want.

Why do you think oceanfront is the most valuable(maybe except for NYC,SF etc)property?

A lot of people have spoken on the issue by their actions, look at the population figures of Myrtle Beach and North Myrtle Beach in the peak summer mouths vs. the winter mounts. In the world of Wyndhamland, look at the points need for a peak summer week vs. that of a week in January/February for the Myrtle Beaches.

I think alot of people think this way, if your traveling from week 26-34, your doing it because of school breaks...you want to go to a place that is fun for the whole family, the kids won't have fun lounging on the beach with nothing else to do, they want activities

When my kids were young they would wake us up as soon as the sun came up to walk the beach and look for shells. Back to the room for breakfast and then back to the beach to throw frisbees, footballs, ride the waves, dig holes, build sandcastles, swim, relax. Up to the room for lunch and back to the beach and/or pool for the rest of the afternoon swimming and playing as a family.When the sun started getting low in the sky we would fish from the beach. We have caught many fish and stingrays from the beach through the years. Up to the room for supper and then back to the beach with nets and flashlights to catch fiddler crabs before bed time.

Walk the shallow water in the bays and catch blue crabs to boil for a meal. Catch hermit crabs. Skim boarding, boogie boarding, bocce ball games in the sand, flying kites, walking the beach for miles. I purchased an inflatable 2 man kayak a few years ago that I go fishing in every morning and afternoon when I am at the beach. I hooked a fish last summer that towed me around for a long time before it broke the line, and I never saw it so I have no idea what it was. Eating out at great seafood restaurants. Laying on the beach on a towel on the sand.

Our family has spent at least one week a year at the beach for the last 30 years and I never remember our family being bored at the beach for lack of activities. I just wish it wasn't over 3 months until our trip to the beach this year. After talking about all the fun we have at the beach I might have to sneak in a long weekend to the beach pretty soon...........

as interesting as this discussion of the value of ocean front property may be simply makes the point that the op was making

"a buyer could get an amazing deal on a Red property that would be usable to stay in or to trade. your thoughts please."

Ocean front stuff may not go for a dollar, but its still pretty cheap

:cheer: Besides TRI, there are a lot of affiliates and sub-corps that do the same thing in a different name. It's not illegal, just very expensive and little risky.

Before you give in and pay up to $6,000 make sure they actually take title out of your name and into someone else's name. That's the biggest risk. Until then you're still on the hood for all future fees.

There are a couple of charities that will accept deeds transferred into their name for a fee. However, they are a lot less expensive. If you're considering using TRI, do a little research to get it done cheaper.

Thanks for the advise, but I dont need it, Im more of a buyer, not a seller

:eek: Some people would rather pay someone else to do their work than put in a bit of effort on their own. Even some of the most undesireable weeks/locations (IMO of course) have been given away on TUG.

Did you talk with anyone signing up at TRI?
Could you profile some of the people/sentiment/situations that were discussed?
What was your purpose going there?

no I didnt talk to anyone there, It wasnt my purpose to interfere

I did hear the stories of two widows, one owned at Star Island, the other at Massanutten. They were both widows, and no longer used the timeshares

My purpose was to add to my knowledge base, and pick up some ideas for a business venture kicking around in my head. I know that there is a lot of money to be made doing what Timeshare Relief is doing...and I want some of it...If what I read here on TUG is true..."there are buyers for even the worst timeshares out there", then there should be some money available to a broker like me, for bringing buyers and sellers together.

I agree 100%! :) My spouse is NOT a beach person at all! But since we stayed at an oceanfront she doesnt want anything else! Even with young kids that need an afternoon nap I can sit on the balcony watch my son build a sandcastle and enjoy a cold drink ;) while the sound of the crashing waves bring my blood pressure down! For me its oceanfront or stay home... ( we have a local beach we can drive to). Try it you might like it!

Hey...thanks to all for your replies to this. Work consumed me until I got the TUG newsletter today and remembered that I started this post. If I did not already have 4 Timeshares(Wyndham Flagstaff "swing" week, 2 Mt. Amanzi "Flexi-Red" wks, and an "every other year" Vacation Village wk(Points)), I would seriously look at at grabbing a Red beach week. Since my 2 daughters went to college 5 yrs ago, our amount of Family vacationing has dropped, and since my wife and I can now do fine in a studio instead of a 2 BR, and since I have gotten pretty good at finding points weeks for about 30,000-40,000 pts, we have been accumulating weeks and points the past few yrs. What we have done to prevent "wasting" them, is give them as "gifts". I had 4 friends and work colleagues get married in the past year and guess what we gave them for wedding gifts?...In fact one couple is going to Cabo on us for their honeymoon in april(Pueblo Bonito Sunset Beach) and I know they are going to be "blown away" by the place(We stayed there about 6 yrs ago). I have been giving my parents(85 yrs old) and my sister weeks as well and although it is an expensive gift($500MF + Exchange+ Guest fee) it is for a "worthy" cause-Friends & Family. And now that my daughters are "gainfully employed", they have already asked if they can use some weeks to go on vacation with their friends. I am going to have to start taking some more vacations myself however, because we are one of those "lay on the beach" and "drink our coffee on the beachfront balcony" kind of people and never get bored of it, and it is usually cold in upstate NY where we live.

I think a red week is being confused with prime

I have had Myrtle Beach, Hilton Head, Outer Banks and Virginia Beach ownerships at one time or another that were week 34. As rentals and resales, they were never "prime" weeks. Because it is prior to Labor Day, they definitely are redder than weeks right after Labor Day, but in no way are they prime. Week 34 on Interval's travel index is not grouped with the other prime summer weeks. Week 21 is considered more prime than week 34. Weeks 22 through 33 are considered prime by Interval. As far as RCI, the same number of TPUs are given for weeks 9 through 43. So a week 9 is as prime as a week 26 (July 4th). I find that very interesting.

From personal experience with Week 34, they don't rent or resell close to what the other summer weeks do. One year, we vacationed in Hilton Head during week 34. It was a great week to be on the island, very quiet and not crowded at all.

As far as oceanfront or non-oceanfront in a beach area...during my younger days, just being in an area close to the beach was good enough. But after staying in a direct oceanfront unit for a week one time, I can't go back to staying non-oceanfront if at all possible. I rent out several summer beach weeks, some oceanfront and some directly across the street. The non-oceanfront do rent each year because they are prime weeks (26-30), but I've found a majority of folks are looking for oceanfront units and I can rent them for much more.

Tombo summed up a "beach" vacation really well. I've never found a beach that I have stayed on to be boring. I'd rather have to drive off-site for some sights or activities and come back "home" and be on the beach than visa versa.....traveling to the beach for the day or evening and going back to a resort off the beach with a garden, street or parking lot view.

I have two points to contribute to this discussion:

I own two timeshares in Hawaii. They are both Red year round, but the weather definitely makes some seasons more desirable than others. One is on Kauai, oceanfront on a wide-open, uncrowded beach. The other is in Waikiki, in a high-rise building a block off the always-crowded beach, where views from lower floors are blocked by other hotels. The experience of the two is very different. (Interestingly enough, RCI gives substantially higher TPU for the high-rise unit, even though it's the same 1br2ba size that I own in the other resort, and the MF are lower.) Between the two, the experience is very different, but I got both of them for just a few dollars. If they had been too expensive I wouldn't have purchased them. So, desired red beach weeks definitely can be purchased for a dollar (or thereabouts.)

My other point is that I originally bought a Lagoon View unit at the Kauai resort, but after seeing it, I sold it and bought the oceanfront unit. I knew I wanted that resort, but the difference in the view types, for me, made all the difference. I agree with those of you who say a beach week in a unit not facing the water just isn't the same as one that is. :shrug:
