For any owners out there- what is average maintenance on $308k? I know it varies by resort but would love to hear what others are paying. Looking at buying resale. Thanks :)

There are way too many Wyndham resorts with multiple maintenance fees at each resort, to answer this question.

What you really want to know is a what a good MF to point ratio is. ;)

CWA is the average of all of the deeds held in it's trust. It's $5.45 including the program fee.

See this thread for resort maintenance fees. They differ from resort to resort - unless you have CWA points. Maintenance fees change each year too.

IMO, the $5.45 for CWA is lower than the average for all Wyndham resorts.

I think the average is around $6.00

I think Wyndham manages the pool of deeds in CWA to keep the maint fees lowish. They do this by seeding the CWA trust with deeds from the newer (points inflated / low maint fee) resorts

I think it is too, but it's impossible to compute a true average so it's probably as close as you'll ever get.

I also think that with all of the higher maintenance fee contracts that people reported Wyndham took back via Ovation that there will be a jump in the CWA fees next year.

I own 308,000 at Grand Desert.

My annual maintenance fees per 1000 points breaks down like this:

Totals
Total HOA Fee - $3.53

Program Fee - $0.45

Annual Fee = $.20

4.18/1000

Multiply this by 3800 and you have my maintenance per year. Just divide by 12 for your monthly payment.

No, Grand Desert total MF's aren't that cheap. You're omitting the reserve fund or property taxes (or both).

Total HOA Fee for 1,000 Points: $4.35
Maintenance Fees: (105,000 / 1000) * $3.56
Reserve Fund: (105,000 / 1000) * $0.67
Property Tax: (105,000 / 1000) * $0.12
Total HOA Fee: (105,000 / 1000) * $4.35

I know the other HOA there is slightly below this.

Thanks - for some reason I thought it was a little lower.

Of course, just discussing Grand Desert isn't really relevant when talking about average fees since it's among the lowest ones.
