[Aug. Thread] Pahio Resorts under Wyndham Management

I was recently approached with a buying opportunity for some of the Pahio Resorts, specifically:

Pahio at Kuaui Beach Villas
Pahio at Ka'Eo Kai
Pahio at Bali Hai Villas

Is there anything up at these resorts (special assessments), management problems, etc that I should be concerned about. I don't know much about Pahio and I believe that these units will remain weeks based and outside of the Wyndham FSP system.

I believe I've listed them best, better and good. Do you agree?

I don't know of any S.A. forthcoming. I "DO" like the Pahio resorts---have owned the Ka'Eo Kai since since 1988 (both phase II and III). From what I have seen, I "DO NOT" like the Wyndham management !!! I "think" the KEK and KBV will remain "mostly" in the "weeks" domain. The "good developer", selling the Bali Hai is pressing VERY HARD to have the new Suckers (err, owners) buy into the Wyndham points scheme.

I "do not" agree with your ranking. The KEK are "huge" units, at a very desirable location. The KBV are "excellent", BUT it depends upon which unit you buy into. (Most of the units are NOT ocean view or front, so people checking into there "might" be disappointed with the view.) The Bali Hai units are very nice, IF (my opinion) you get a top floor, end unit.

All of that said, the lanais at the Bali Hai are TINY !!! I really doubt that you could get 4 people sitting out there, and all of them could be comfortable. (The KEK has 800 square foot lanais.)

Everybody has their own choices and criteria.

What is the deeded view on the KBV unit? I'm an ocean front owner at KBV and love the ocean front units, but I wouldn't buy a garden view or lagoon view unit there. The ocean front location makes all the difference.

Be sure you use the search function on this board to search for each resort by name (Search this Forum button) and also search for Pahio for tons of info.

We're lagoon view owners at KBV and love those, too. Have stayed in an ocean view a couple of times and love those even more, but we aren't around much when it's daylight anyway.

There has been several thread about buying PAHIO units. Mostly they are positive except for one portion of the purchase. That is the PAHIO ROFR.

Since 2005, Pahio has been putting ROFR into all their deeds, BUT they can't do it retroactively. Yet they have been trying to do it and causing many problems with the sales of older weeks that don't have ROFR.

IMHO, if buying a PAHIO week, make sure that the current owner bought before ROFR & make sure that the closing company knows that PAHIO/Wyndham has lied (and may lie again) that they want the unit back thru ROFR even when there is no ROFR.

Bali Hai Villas has the lowest maintenance fee per point, if you do decide to put it into the Fairshare Plus program. KaeoKai has the best lanai's. Kauai Beach Villas is the most centrally-located.

Good luck. You'll be happy with any of them; they're on Kauai!

Just say no to the Fairshare plus program at Bali Hai Villas, it's way overpriced.

This is Hawaii, so fees will go up, unfortunately.
