Hi,

I'm trying to get rid of a free and clear timeshare in Kings Creek in Williamsburg that I do not need any more.

Was thinking of selling on ebay when I found this site:

They claim to be affiliated with this attorney: http://www.saraccolaw.com/

They have 7 complaints on BBB but the BBB considers them resolved.

Has anyone here successfully used these folks to get out of a timeshare?

They said not to pay the 2016 maint fees and they will get me out for the cost of the maint fees and what I would pay to sell (closing and transfer fees)

I have read it takes 6 months to a year, whereas I feel the sale would take much less time.

If they told you that you don't have to pay the maintenance fee, this is undoubtedly a Viking Ship company.

What they do is deed your timeshare to a dummy LLC, and abandon it.

However, HOA's are getting wise to this scheme, and many times they will refuse to transfer a deed to a suspicious entity.

Then you will be in a worse situation, because you will still own the timeshare, the deed will be in limbo, and you will have lost your money to the Viking Ship Company.

Thanks for the fast reply. They claim they force the timeshare companies to buy back your unit for what you owe (in my case, just the maintenance fees). I've seen the LLC transfer trick before, that doesn't seem to be what they do as far as I can tell.

The complaints give me serious pause, plus I'm concerned with a hit to my credit if I don't pay the fees.

These companies will say whatever it takes to get you hooked.

Think about it, on what legal grounds will they "force" they HOA to buy back your timeshare? It just doesn't work that way.

It is far better to give away your timeshare yourself, control the transfer, and make sure it is legally and ethically transferred out of your name.

Also - have you contacted the HOA to see if you can deed it back to them? Some HOA's do accept deed backs. Don't call the front desk or reservations, you need to work your way up the food chain to someone who can actually make a decision. Lower level people will just say no.

what efforts have you made thusfar to try to give it back to the resort, or offer it for sale for free to see if it would attract a willing owner to take it over from you?

Hi Brian,

First, thanks for this great community. I have just learned about the possibility of deedbacks from TUG so I'm actually on the phone with Kings Creek as I type this :)

Kings Creek Deedback

Just to let anyone else who finds this know, Kings Creek in Williamsburg does indeed have a very nice deedback program. They charge $150 per unit.

This forum just saved me a ton of money and headache. I can't say thank you enough!!!!!

outstanding, not only did you save a fortune from a possible scam...but you found a cheap and easy solution to give your interval back!

It is my dream that every owner has such a great first day on TUG! =)
