A deed can be made from home.......
Wait, so they can sell, but can’t prepare deeds? Not sure you need an office to prepare deeds.Just sent a email to follow up my transactions after 3 months without any response and below is what I got. Glad I only spent $3 and now is not a good time to get anymore week anyway.

Hello,
Do to the Covid-19 outbreak the Missouri Governor has issued a social distancing order, and the Mayor of St. Louis has issued a stay at home order. Our office is closed until further notice. We are not able to provide updates at this time. However, we are working remotely for new sales and new sales only, to prepare those for deeding department. No deeds are being recorded, or transfers being submitted at this time.
We apologize for this inconvenience but we are bound to follow the order set forth by the state and City.
Regards,
Resort Transfer Group
I Wonder if they tell owners about Ovations before charging their exit fee? But if you get a bargain price its ok? I wonder if your moral compass thinks about the elderly that couldn't afford to pay maintenance fees or paid thousands to exit for your bargain prices? The contracts have transferred. Slow but I’d still buy from them again. I’ll take a chance with them at a bargain price!!
The Transfer Group is not the same as Resort Sales Group. The Transfer Group is fronted by Brian Scroggs who has a history of questionable businesses. @STLBBB has posted on TUG previously about their related cancellation services companies based in their backyard. The Resort Sales Group is related to Square One, another cancellation company. Square One was started by what appears to be a husband and wife. The husband was dropped from the corporate entity documents after he was charged with child porn. This is information taken from the public domain. Certainly not the type of people you would trust giving many thousands of dollars in upfront fees.I Wonder if they tell owners about Ovations before charging their exit fee? Hi,Hello everyone. I’m new here.
I bought 2 weeks ago a SDO property from them but at that moment I didn’t realized that this company had that bad reputation.
Now, after put more thoughts in this transaction I would like to stop it before the property is transferred to me.
I already asked them to stop it but they said is would be impossible due they already submitted for right of first refusal to the resort which I doubt because from what I understand, there is not ROFR with SDO.
Do you have any idea how can escape from this transaction. I know that 2 weeks could be too late to do it, but you may had similar situations before.
At same time. This may not be the best timing to acquired this new financial commitments due the financial recession that will come in the near future.
Thanks in advance for all your help or ideas for my situation.
I'm curious as to what "longer than usual" means. I bought a Monarch from them. The Ebay auction ended on January 24 and I paid for it almost immediately. Nothing happened for months and it finally got transferred on July 8. There was no ROFR and this is a transaction that should take no more than 3-6 weeks and it took over 5 months. I thought it was a lost cause and that I had lost the money I paid. My usage doesn't start until 2022 and they are supposed to pay the 2021 maintenance fee and I've been unable to determine if this has been done but Marriott said I would not be responsible for it. I bought several other timeshares from other sellers after this one that got transferred in the normal amount of time, way before this one did. These started at different times. Some took longer then usual because of COVID-19 and some in normal time frame based on resort.
There was some delay from RTG as they lost few people too. But all closed.
A Marriott Barony Beach Club summer weeks just sold for $3,850 by resortsalesgroup. I think this is an excellent price and was tempted to bid on it but that's a lot of money to risk plus they didn't have a 2021 reservation and all of the good weeks next year are likely taken. Here's a link to the auction: https://www.ebay.com/itm/Marriott-039-s-Barony-Beach-Club-Float-Weeks-22-34-Annual-Usage-/313203259297?_trksid=p2047675.l2557&autorefresh=true&ssPageName=STRK:MEBIDX:IT&nma=true&si=z%2FswaThcs3CZv7WNBfbJNrMMwiM%3D&orig_cvip=true&nordt=true&rt=nc
You have to fill out the Marriott forms for each type of estoppel, have them signed by the owners, and send them to the appropriate department at Marriott. If your dealing with a closing company, they should obtain and send you the estoppels.Great thread. How do you get an estoppel and financial estoppel from the resort? Is there anyway to search it online? Also, how would you know that the unit number is legit?
It has to be requested from the resort. I usually ask for one before I make an offer on a property. A knowledgeable person who is selling their week should have this available if they are prepared. The closing company will also likely request one from the resort.Great thread. How do you get an estoppel and financial estoppel from the resort? Is there anyway to search it online? My sale finally went through but it took over 5 months for a deal that should have been done in under 2. They close it themselves so your money is at risk if they don't perform. What timeshare did you buy from them?Anyone in this post that Posted they had a pending Sale, what was the outcome? Did it go through or not and who did they use for their closing company?
Someone bought from them, heard nothing meanwhile the deed was done in their name and RSG never told the buyer or resort. They just let it sit there.I bought on eBay in January from them, for a Club Wyndham Access membership, no deed. Still waiting.

Yeah there’s no deed to record, and they don’t respond to emails. I am hoping someday it will show up in my Wyndham account. If not, for under $500, I will just let it go.Someone bought from them, heard nothing meanwhile the deed was done in their name and RSG never told the buyer or resort. They just let it sit there.
