Any value to a 1 BR Penthouse Residences Gold Week given $2914 yearly maintenance fees?

Gold Season is weeks 1-6 29-34
Unless you were sure you would be going to New York every year would there be any value to this week-or are the maintenance fees just too high?
It comes with 11,600 old points per year which is about .25 cents per point
The points are in what was called the By Hilton Club system (not sure what it is called today)

The ONLY reason to buy this is if you want to use it in NYC. The MF are quite high, especially being a gold week. We own at W 57th St (platinum weeks) but usually go during gold season to stretch our points. Gold season is cold (Jan/Feb) and hot (July/August). However, I've gone in March when it's freeing and in June when it's roasting - so YMMV. We feel the gold weeks are fine.

The 1 bedroom penthouse units at the Residences are quite nice. They are on the top 2 floors which only have 6 or 8 units each so feel very private. There is a separate elevator from the main floor of the Residences to those 2 floors so it's easy to access. It's also on the end with the owner's lounge so you don't have to go the length of the long hallway.

The Residences has daily housekeeping included. A couple of the penthouses have amazing views (but some look to other buildings).

They have electronic blinds and the bathroom has heated floors (nice in winter). Ironically, because they have a door to the bathroom from both the bedroom and the living room, the sink and vanity are relatively small. Lots of marble in the bathroom.

The other factor is being part of the Hilton Hotel. That means wading through the masses in the main lobby and waiting on the elevators.

It also means you get nickled and dimed. Need to check a bag - $5 each. Need to receive a package - $5 to $10. Need to use a computer - there is a charge. There are no fees like that at W 5th St.

IF you want to go to New York, it's a lovely place to stay. I'm sure it wouldn't be hard to spend $500 per night or more for similar accommodations.

$500 per night works out to $3500 a week
With maintenance fees edging towards $3000 yearly for a weeks usage seems hard to justify buying unless you loved the place and you were certain you were going every year
I am thinking I probably do not fall into that category

I would say that you are substantially underestimating the current price of hotels in Manhattan. Picking a comparable is difficult, but for a random night in November the Essex House wants $1,177 for a 1BR and $1,367 for a Central Park view 1BR. Even a bog standard Residence Inn 1BR (Times Square since the Central Park location doesn't have 1BRs) is $655 for the same night.

Do you plan to stay for a week at a time every year during low season? Would you always want to stay in the 1 bdrm penthouse vs. a studio? High season?

How many points is this worth?

Run the numbers and compare trading into the unit using a studio unit.

Probably prefer Plat season to avoid too much heat or cold
Studio would usually be ok but at times a 1 Br would be much better

.16 cents per point for bHC is better than the .19 pp for studio plus. If you think u will use NYC that much it is not bad for bHC.

You will likely have 2k closing costs so need to determine breakeven.

I don’t disagree. I said $500 as that was an upper end nightly cost based on his MF.

I have learned during my time on TUG and in timesharing, if one is going to err in making a timeshare purchasing decision it is best to err on the side of not buying.

Fortunately, I have been lucky in my purchasing thus far. Possibly I erred on not getting more points with my first HGVC purchase, but nothing major.

This. After we bought our first back in 2018, we were ready to take on a Boulevard 1 bedroom EoY gold for free through Timeshare Nation. The owners flaked out and Timeshare Nation pulled the plug on the deal. So glad they did as I would be regretting that decision now.

Not saying the deeds are the same, but if you have doubts if it’s a decent deed or not, you may want to not do the deal.
