Any New Info on Jockey Club Construction

Looking for any info on Cosmopolitan and how far it will be away from the Jockey Club on the south side. Some have said 10 ft for the front tower and 22 for the back also the base of that building will be 10 stories high. I've just bought one on the 11th floor in the first tower for $1200. Good deal or not?

Jockey Club Construction

We were at the JC for the meeting. Due to a scheduling problem with a wedding we could not attend the timeshare owners meeting but did attend the meeting for the overall condo assc. earlier in the day. The info concerning the building project (The Cosmopolitan) was discussed extensively. Highlights as follows:

The 10 story high base of the complex, which will include casinos, high end shops and restaurants, will wrap around JC on three sides. It will almost abut on the east and west ends and will be 10' away from the Ascot Tower and 23' away from the Derby Tower on the south side. The two towers will rise from the top of this structure. Also on top of the base will be what they are calling The Beach Club, an extensive area of pools, bars and health and gym facilities. The board is currently negotiating use of the Beach Club area by JC.

There will be a five story underground garage beneath the base and we will have direct access to it, via an elevator, with 358 spaces reserved for JC. During the appx 15 month construction time (for the garage) parking will be furnished in the Aladdin lot and there will be free shuttle service back and forth if you want to self-park or free 24 hour valet service at our entrance. If you use the valet it will be necessary to call 30 minutes in advance for your car to allow time for the valet to go across the street and bring it back.

We will still have access directly from the Strip and will maintain our address of 3700 Las Vegas Blvd. The main entrance to JC will be moved to the north side and a Porte Cochere will be built at Cosmopolitans expense. We will have covered access from the south (current entrance) directly to the casino area. This will be locked and only accessible with your room key to prevent outsiders from wandering in.

Our sprinkler system will be upgraded to current codes at Cosmo expense.

Feelings about the project seem to be mixed. Owners of the 80 units that are not time share and who live there year round are obviously concerned about loss of view, construction noise for appx 33 months and the hassle of parking during the garage building phase. Time share owners who may use or trade 1 or 2 weeks a year are more upbeat. Having a casino and restaurants "on-site" will certainly add to the value and should get us upgraded to GC status. The potential loss of trading power during construction should be more than offset by an increase for many years to follow.



The Derby tower is the front one. I have a layout of the property and can tell you which tower and what side you are on if you give me your unit#. The best location is in the Derby Tower on the North side and up high.

Bill,

It seems odd that the Cosmopolitan is going to wrap around the Jockey Club. Did the developer of Cosmopolitan offer to purchase Jockey Club? If so, did the owners reject it?

Every one of the 14,000 would have to approve the sale. Knowing this is impossible, understandably, they never bothered to ask.

A clarification to the excellent report on the annual condo meeting, the
Ascot building is the one closest to the strip.

Is that the way it is at all deeded weeks resorts? Or do some timeshare bylaws allow the property to eventually be sold with a majority vote?

Derb,

Sorry for the mixup in my original report done last year. You are correct, the Ascot tower is the front one and the Derby the rear. My comments regarding the distance between the towers and the Cosmo are correct based on what we were told last Oct. The distance on the rear tower will be 10' and on the front tower it will be 23'. The reason is that on the front tower there are offices on the main level that stick out 13' farther than the rest of the tower and Cosmo has to be 10' away.

The unit you purchased is on the south side of the Ascot tower so unfortunately you will only be 23' away from a blank wall. We were told that the base of the Cosmo would be as high as our buildings so evidently even though they are saying that it will be ten stories high they must be taller stories.

I wouldn't worry about it too much because Vegas is a place that you don't spend much time in your room.

Based on another post and our visit there last fall, I would say construction has indeed already started, with much of the parking lot and all access from Harmon avenue closed (that was really the only good way in before. For now it will be a mess, but not necessarily a bad place to visit.
