Any info on "All City Management Group" in Kansas City?

I was called by Ray from this group, interested in purchasing Mexico Time shares. The story is they have businesses interested in buying. Out of curiosity I gave him the basics of what we own, and he offered a "proposal" price. No money was asked up front yet...I am awaiting an email from them so we will see. I cannot find anything on them except that the BBB in Kansas City has no info on them, and they may be a scam. Does anyone have any info on this business? I'm interested, but want to be careful.

A QUICK Google search of their name reveals no website or other info to show they are in business for legit purposes. If you received a call out of the blue offering a generous (more than it is worth) price, they will the string you along until they come up with a fee needed to close. What they tell you the fee is for doesn't matter because ultimately they will just call the fee THEIRS and you then you won't ever hear from them again.

I also received a call yesterday from "Jesse Lopez", same "company". I did ask him for their address, which he gave me as 2144 Television Pl. in KC, Mo. I see on Google that there is a jobs posting by this group with this address, which may not mean anything. He did give me a phone number which I called back to leave a message, since our connection was lost. It worked, but the office must have been closed, as it was later in the day. He offered me a good price, and had said that he only needed my mailing address to send me the offer, which I gave him. But then he insisted on an email for fax number, which I declined, saying I could wait. He did not return my phone message.

Anyone who cold calls you with an offer to rent or buy your timeshare is a scammer. There are no exceptions. With so many timeshares on the market no one has to go looking for a seller.

More on All City Mgmt group

I thought I'd post a followup that tells me pretty clearly that these guys are probably scammers :annoyed: . (I'm really glad I found you guys as you've helped me on this process).

I was contacted by All City, started the process, and an excrow agent contacted me with details on the sale. When I went to whois.net to lookup the domain information for both All City and the escrow agent, I found something interesting. Both domains were registered through the same company (godaddy.com) which isn't any great big deal, but the fact that they are both covered by the same proxy agent was a bit hinky. The final amazing :D coincidence is that both sites were created on the exact same day, just 6 years apart. hmmmm...

It's hard to tell if they are legitimate or not. The return phone numbers work and their website is operational: http://allcitymanagementgroup.com/index.html. According to the Kansas City BBB, it's a scam (http://kcbbb.blogspot.com/2011/11/scams-of-week-november-1-2011.html). Scroll down the page, there's two different entries. When I spoke to All City, they told me they were having a dispute over payment of fees to the BBB and thought the BBB might be targeting them as a result.

It looks like they own the escrow agent they suggest. Is the scam in that the money gets sent to the escrow agent and then never makes it to the seller?

I am curious to know if anyone has successfully completed a transaction through this company? There are some red flags but not all the ones you would expect and for what it's worth, I didn't the sense of a surefire scam when I was on the phone with them.

Of course they "make you feel good" - they're pros at the con!

But think about it. If you pay them money up front what guarantee do you have they will ever deliver or even exist tomorrow? None. Zilch. Zero. You cannot protect yourself as any "guarantee" or promise is only as good as the people offering it. You already know they have bad BBB ratings - not easy to do if they are relatively new - so that too is a big red flag.

Continue to deal with them at your own risk. This has every mark of the typical timeshare con right down to the "businesses are buying timeshares" scam. There are NO verified purchases of any timeshare, anywhere by a company for use by traveling employees. The way timeshares work don't fit a business travel model.

Don't try to convince yourself this could be real or you will end up losing money. That is guaranteed.

The "escrow" scam is one of the biggest ones going. They use terms like escrow to make themselves sound legit. The scam is that they take your money and disappear. Any money you give them is gone forever.

Thanks for the replies. What I don't see is where the seller gives them money. Is anyone actually being asked to give money up front? I could perhaps see a scam where the escrow agent receives the money from the buyer and then never gives it to the seller but they are not asking sellers for any money up front, are they? I know they say their commission is 8% but the letter they sent says the money is not payable until the seller has been paid for the sale. Am I missing something? I know it's easy to say "scam" but I'd like to know how the scam works before I write them off. If I'm not sending them any money or giving up any legal rights, where is the risk?

Once they have you hook, line, and sinker, they will ask you for an upfront fee. Often it's non-existent taxes.

There is no buyer. This scam has been running for years.

They WILL ask for money from the seller. They will call it taxes, legal fees, or some such, but it is a bogus fee. They will probably claim that the money will be held in escrow and then refunded to you later.

They will string you along and then, when you think you are close to getting the big payout, they will ask for money. They know how badly you want to believe them and they will use that to take advantage of you if you let them.

The BBB says it is a scam because it is a scam.

Sounds like this is the group that contacted my dad earlier this week. If so, they've changed the pitch a little. He said Dolores called & said they were looking for timeshares to rent for a week for a conference coming up. Seemed far too unlikely to be legit, so told him I'd look into it.

Some of these outfits play a semantics game with the term "up-front". They say that you don't have to pay anything "up-front", when what they are really saying is that they don't require an money up-front to generate the paperwork for the "sale" (or "rental"). But before the transaction can close they come back with some fee that must now be paid for the transaction to close.

Sounds like this is the group that contacted my dad earlier this week.

It might not be the same group because there are many operations like this out there. But they all pretty much use the same lines, ie. "We have a buyer/renter for your timeshare", "We can sell/rent your timeshare for [a mouth-watering amount of money] within 90 days, guaranteed", "We are representing corporations who need timeshares for clients (or employees)", etc.

Please people, do not send any money to this company. At first they say no money up front, but when you receive contract and they want you to send back signed, they also want money.
It is all a scam.
anyone looking to purchase timeshares and ask for money up front is a scam

Very Tricky....

One of our members asked a question about this company. In response, we Googled the company and found a number of very interesting items.

1. About the company: Not a word about licenses, professional alliances, or specifics about the services they say they offer to sophisticated investors.

2. Article about the company - submitted 10/31/2011 - Again no specifics about professional alliances or licenses.

3. Job posting for Fraud Prevention Specialist - Posting date: 10/31/2011

4. Articles posted on a news exchange - both posted late in November, 2011. One is about a leading sales agent who is leaving after two years, and the other is a very confusing article that announces the company's new relationship with other companies to create a project that "aims to overcome one of the obstacles that prevent communities from using more timeshare properties and create a model for others around the world to follow." Very confusing to us.

5. The same article posted to mynewsdesk.com is posted on November 26, 2011 in the American Banking and Marketing News. The site appears to generate its income from advertising, not much from accurate accounts or articles.

6. On December 1, 2011, an article submitted by All City Management Group appears in Free Real Estate News. It is again very poorly written and confusing.

There are other articles and references that imply a company that professes to have the stature of a knowledgeable, professional company that do not appear to have any substance. Also, the articles are all recent. Nothing from the past.

Definitely a company to examine more closely and be wary of. As previously mentioned, the deal is to persuade the seller to agree to the sale and pass money to the broker outside of the escrow. Money gone, escrow gone and scam successful.....:eek:

Here's the scoop

I was contacted by All City Management Group with an offer to purchase my timeshare for 3X it's original price. They claim no up front money. After you sign the purchase agreement, it is sent to an independent escrow company, Realty Executives Escrow. The escrow paperwork asks you to wire your $$$ (10% of purchase price) to a Mexican Company (Globodina Services SA de CV) for transfer fees (which will be refunded to you) but it has to be done before the transaction can go through.

That was it for me....NO WAY this is right.

My father always said: "If it sounds too good to be true, then it probably isn't"

I wish I knew about this site before I was ripped off by them.
I have sent info to the Madison WI police, the Wisconsin AG and the Missouri Ag. Next I am going to send all the information, copies of documents to the FBI.

I just went to both web sites and they have changed and point to two different sites but look exactly like.

They are a scam working together. The owner of Realty Executive Escrow is Roger Baines. I found several Roger Baines in Milwaukee WI.

I would suggest we all contact the various AG's and the FBI. Maybe they can do something
