Purchase Price is 20k (for lifetime access)
Monthly Maintenance fees : 80$
For 130k Club Wyndham Access points to which I can buy any Wyndham resort across USA for 2 to 3 vacation in a year. Please let me know if anyone interested or guide me through for genuine resale agent or site which don't cost much or have to pay upfront? Going through financial hardship :(

I am sorry to tell you that you might get $1,000 for what you are selling. Use it to get the value out of it. Do you still owe money on it, or is the mortgage paid in full.

If you are going to get a credit hit for other bills you cannot afford, this will just be one more, so you can always walk away and reap the consequences of that choice.

Yes I still owe 11K to the mortgage but can I get any resale agent to get some decent price I know there will be hit :(

There really isn't a upscale wyndham resale market. Legitimate brokers take their fee after the sale but will want a minimum of $2000 and even selling at $2000 is unlikely. It is easy enough for a potential buyer to search resale market prices and why buy for $10,000 plus closing costs, the exact same product you can buy for around $500.

Unfortunately, you will not be able to sell it while you still owe on the purchase---you would have to pay it off first. Your only alternatives are to continue paying, or allow the lienholder to foreclose. There may be a credit hit for doing so, but that may be worth it if your circumstances warrant.

I'm going to post just to confirm this stark reality check.
I'm a Wyndham Resale owner of more points than you have.
They were given to me for the cost of closing.

Hi,
Thanks for reply!!!
Quick question for how much you bought & how many points? (what is the closing price?)

Here we are, months later.
Are you still seeking to get out from under the burden of $10,000+ debt to
Wyndham? Wondering if it wasn't clear to you. There are only two choices:
1. Keep Paying
OR
2. Stop Paying
