Hi everyone!

Long time lurker, first time poster. We recently took the plunge and bought 231K points at Wyndham Sea Gardens. We have a couple of questions that we'd love if you all could help us out with. Sorry for the long post though!

1. Not sure if we overpaid for our 231K @ sea garden. The MF made it seem worth it to us @ $3.69/1K with both the 2011 and 2012 SAs paid for ($1300) and no closing costs, just the Transfer Fee. We paid about $825 for it. Guess there's nothing we can do about it now. Just wondering.

2. We paid on Sunday, the closing company (Timeshare Closing Services) let us know that they sent the paperwork to Wyndham today. Anyone know how long from now it should take for us to be able to reserve?

3. We were hoping to go to the Grand Desert Mar 12-16th ish of this year. Does anyone know if it would be possible for us to even reserve this resort at whatever time in the future we actually get access, and whether or not there is a chance that the week would be discounted and by how much?

No Chance at all

Sorry, but by the time they get the deed recorded, and Wyndham takes 8-12 weeks to do the transfer you may be able to find something for late this year.

Give Wyndham Title a call and see if they can help you out. Ask for a supervisor.

Did you get a copy of the deed yet?

I believe you might have a converted fixed week - which the deed would show. Why? 231,000 is a 2bdr lockoff point value in the Waterfalls section in PRIME season. The deed week would be your only underlying ARP. Waterfalls is the only resort which has a special assessment (last year and 2012). Renovations will start in the offseason (after snowbird season).

Plan another vacation trip. Unlikely title will have you as owner in time for Grand Desert trip.

Do not give up on it until you talk to Wyndham Title, depends who you get, a Supervisor can put it right through if they want to.

That is a great week. If YOU get the recognition of ownership 10 months and 1 day BEFORE the checkin date YOU can reserve YOUR unit for your use. Either side (a wood of advice, take the larger side as the studio has no balcony and a poor cousin of a kitchenette) or both can be reserve. In that same call, reserve 3 days before your checkin date with your points. You will then have a 10 day vacation starting after Xmas and over NY in South Florida. Bring your tennis racquets and swimsuits. Remember, the Hard Rock Casino is only down i-95 about 10 miles and the racetrack slots is 4 miles west on Atlantic Blvd.

I would call Title as Robert has suggested.

Ok, we'll try to call title - but we'll wait a while to make sure the paperwork actually gets there before asking?

Linda - thanks for your thoughts on the resort itself! I'm not sure how exchanges work, but would that mean we have good "trading power"?

Also, I'm still wondering about Q1 from above. I don't know if it's against etiquette? The reason I asked was I want to make sure I make an appropriate value judgment later on should we decide to buy more resale points.

So excited to start our wyndham adventures!

You have Wyndham points. TPU and trading power on individual weeks mean nothing to you. You will have a corporate RCI account and Wyndham deposits weeks in a generic mode.

When I was talking about reserving the units, that is THRU WYndham using part of your 231,000 WYndham Points. The large 1bdr side would be 126K of your points, leaving YOU with 105K. It would use 15K for a SUN-THUR for booking a unit midweek in your building or 25.5K for FRI-SAT nights.

Know WHAT you are doing. Each different day you call and BOOK a reservation will cost you a RT (reservation transaction); each week or partial week BOOKED, will cost you HKs (housekeeping transactions) per the unit size booked. Your RTs are one time items (using the booking system/personnel for a calendar day) and the HKs return to your account, IF you cancel.

So if YOU underlying ARP week is a FRI to FRI unit, booking the night of the Dec 26 & 27 and then Jan 4 & 5 will cost you 189HKs (63,63,63) out of the 231HKs that you have; Done all on the same day, 1RT of the 3RT you will have each year (231/77 = 3 for 1bdr units). None of these carry over to the next year.

yoyo81, I just recently found out my account had been set up and points in my account on 12/29/2011. The title and transfer money was received by Wyndham on or about 12/2/2011 so it took right at 4 weeks for mine to go through the Wyndham process.

We just booked our first vacation in several years that was not an out of state family get together. We are going to Great Smokies Lodge during daughters spring break (6th Grade).


BTW I also have a converted week 231K (Week 42, Unit 220) at Sea Gardens. The HOA Fee came to 776.71 and the club Wyndham Fee is 117.81 for a total maintenance of 894.52 or $3.87 per 1k.
