Annual Club Dues

I don't see this show up in our conversations as much when talking about relative deeds and MF/point ratios. Most what I read is MF / points is what we are looking to optimize (outside of location specific goals). But, now that I have more deeds, I'm observing in the 2025 MF fee thread is the Club dues generally aren't included.

Among other deeds, we have a 2 Bedroom deed at paradise, as expected and already reported, the MF is $1213.39. That's great. However, there is also a $313 charge for the "2025 Club Dues". This brings the effective "All In MF" to $1,526.39, which is a 26% adder to the MF total. I assume the club Dues are a single charge regardless of the Deeds held at a single location [note: We don't have the MF report from our other holdings yet, MarBrisa and waiting for our Boulevard deed to get through ROFR and close, so I'm assuming there are Club Dues for each location]

For those looking to get multiple Deeds, I think the TL/DR is: consolidate deeds in a single location to optimize the effect of the Club dues to the annual costs

Is this a correct way to think about the Club Dues?

Club dues are a one time charge regardless of how many deeds you have.

US and International have different rates for Club Dues.

HGVC King's Land 2BR Premier 23.040K Points.
Club dues go for the system overhead, no funds go to the resorts you own so we rightly do not include them in maint fee ratios.

We bought our first resale deed earlier this year and were charged a club fee when we closed on this new (to us) deed (pretty certain we got a fee here), even though we are already HGVC members (retail purchase years ago at MarBrisa and long since paid off). So this is why we made the assumption club fees are by venue since we had clearly already paid a fee in 2024 for Marbrisa...

We are trying to find the 2025 Marbrisa statement to go with the Paradise. The online portal only shows the Paradise dues w club

Did they happen to slam you into Max when the resale was added? Maybe Max dues are higher. Several reports here of resale being added and getting Max even though it's no eligible with resale.

You might also have the AI club dues option, that gives you unlimited free reservations.

Usually the club dues are only reported on your first contract added, although with all the system changes with DRI and Blue green being merged anything seems to be possible. You might need to call in to get a credit for the club dues charged when you added the resale.

bHC fees are higher but give you other perks.

I would opt for the AI annual fee option if they brought it back. But alas they have not.

Chris you might have been bumped into Max which has higher club dues but does include at least one free guest cert and AI reservations.

Or do you own a bHC deed with AI?

Either way you only pay club dues once for all your HGVC/bHC deeds.
