Hello TS friends! I have been shopping for a HGVC Timeshare and it seems I founded one.
_ 8400 HGVC POINTS PER YEAR GRAND PACIFIC PALISADES RESORT CALIFORNIA TIMESHARE
EBAY
seller is : funinthesun1
The Mid-West Transfer, LLC

All goes well until I asked here in Tugbbs about GPP. Many replied and Pm that buying in GPP can be tricky.(?) should the agents know all this before selling? or this is old _forum comments here in tugbb from 2012?

The agent is very nice and we did all by email. I sent her an email to clarify all my questions and I am waiting for her to contact me.

All I want is to buy HGVC and use the points all over in the USA +! not interested to even go to GPP for long time or maybe never. Can someone please let me what is the deal with GPP?

Any resale buyer here with any issues at the GPP with HGVC?

1.) Are all this conversion under a contract for only 5 years betw Hilton and GPP? is this true?

2.) As a resale buyer at GPP ..I will get the week only not able to get what I bought(8400p)

3.) I just want to buy for my family HGVC and now all this is getting me stress out. its a lot of money involved.

5) Is this true about the GPP in 2015?
*here are issues with buying into an "affiliate" of Hilton, such as Grand Pacific, which are different from buying resale at a true Hilton resort... HGVC treats its resale owners virtually the same as an original owner. But with GP, HGVC membership is not automatic. Its been reported that GP does not allow those who purchase resale to join HGVC, so you would be limited to GP's internal trading system and would not have access to HGVC's corporate-RCI account (HGVC has its own RCI portal).
IOW, I think that you need to decide if you want to concentrate your stays in California (which favors GP) or if you have broader horizons (which favors HGVC).

*I think HGVC is an amazing system and you can purchase resale for cheap and without issues. The GPP resale is an HGVC killer.

I don't know where any of these people get their information. I can only tell you my personal experience. My experience as both a buyer and a seller is that once something has been converted to HGVC, it stays that way unless you purposely remove it.

A GPP week that is already HGVC transfers for $995. If you want to remove HGVC from it, the transfer fee is $695. If it never has been HGVC and never will be, the transfer fee is $450.

If you don't trust your seller, don't buy from them. A good seller and closing company will know far more about it than a bunch of people on the internet who've never bought or sold HGVC/GPP conversions.

Thanks...! I try to read tugbbs as much as I can and then see the good and the bad and its good to ask about the "bad" just in case :annoyed:. Hopefully future buyers read this post and can learn more about it.

There is tons of great information here and this is why I love this forum.

Yes.. My agent seems very nice and the company has been recommend privately from a vip buyer here in the forum.:)

I will update this post once I got through the whole process to let buyers know the experience. I still would love to read what owners with experience has to say ( just in case.....feel free and thank you!):)
