Advise on Newport Coast Villas purchase

if you had two EOY even weeks does that qualify you to book at 13 months in even years ?

I’ve owned platinum for 15 years, this is my experience:

1) I’ve never failed at making a late July reservation at 12 months 14 times out of 14

2) I’ve noticed a huge difference in villa assigned between friends with owned weeks versus those with trades, and at that property it is important

3) Although resale prices have dropped, the most significant drop was a few months after the destination points program began - starting in 2011 - and I think this property is well positioned to weather covid and other economic shocks due to its drivability and location - don’t expect more than 5% a year decline in value

View and proximity to amenities. All villas are the same 2BRs.

I own 4 Marriotts in Palm Desert and go to Newport Coast annually on an exchange. We have really had good luck on exchanges getting pretty decent ocean views. We really don't care about the proximity to amenities as long as we have a decent view and are on a higher floor. Perhaps this success or luck is because I am a Marriott owner, albeit not at NCV. I am, however, on the "do not bother to invite" list for sales "updates". ;)
