Advice on how to get rid of Elara 1BR deed

I'm looking for some help and advice!

My father past away a year ago, and my step-mom transferred his HGVC title to me. In a moment of weakness, I accepted it without first researching it. This is something that my father purchased several years ago during a Vegas trip without telling anyone. From my understanding, he may have used it for a couple of years, but no one has used it for the 5+ years before his death. The title is fully paid off and the dues are current. The problem is I have no use for it. I'm not interested in any of the HGVC resorts and locations around the world, and certainly don't want to pay the annual fees when I can't make use of the benefits. 🤷‍♂️

The title is for a 1BR unit at the Elara HGVC resort in Las Vegas that's worth 8000 HGVC points annually. Is this title worth anything? If not, how do I get rid of it with minimal cost?

What is the maintenance fee? Normally gold season deeds is usually a given away for free type of deed, but a 1BR grand gold may have a reasonable $/pt value, and there may be interest in it because of the F1 races. I am assuming this is a 1BR Grand in gold season?
 
No advice on how to unload it but it's really a nice property. It is connected to the Miracle Mile Mall with nice shops, restaurants and a food court with less expensive food options. It is also connected to Planet Hollywood Casino if you want to check out a casino without going on the strip. There is a bar in the lobby and the pool area is awesome. Being an owner, there are likely more amenities available to you. The property has rooms with multiple bedrooms that if booked at the right time, could accommodate a nice group at one time.

You can check ROFR.net to get an idea of past sales and look at the TUG marketplace at current sales to get an idea of what is for sale. You can list it in the TUG marketplace, post it in the HGVC resale FB group, Ebay, etc. and then use LT Transfers to close if you find a buyer.

From the pt chart, you own a 1BR Grand in Gold season. MFs should be ~$1034. I would expect that someone would take this off your hands for free with the buyers paying all closing costs and transfer fees. That is my suggestion.

Sorry to hear about your father. Have you changed the title to your name?

I checked out ROFR.net, and it looked like Elara Gold doesn't command much $. I've been to Vegas a few times before and not too excited to return, but I think I'll sign up this year to check out the property before I try to unload it, hopefully, for no cost to me.

Definitely check out the system, if you have a Hilton deed (not Westgate) you don’t have to go to Vegas but can go to any property within the system and use your points.

I think that you are including club dues. Club dues are are separate from MFs. An owner only pays one club dues independent of the number of deeds which they own.
 
want to say even HGVC has been turning down elara deedback requests for some time...but it costs you nothing to reach out to them and ask!
 
First off, sorry for your loss. It's expected to lose a parent at some point, but it doesn't make it any easier. While I haven't lost a parent, I have lost my mother in law and it wasn't easy. I can't imagine what losing a parent must be like.

As far as the deed, I'll throw my 2 cents in as well. That's a decent deed with ~$0.13 per point. Generally speaking, most of look at $0.10 per point or under when we buy as points generators. If you were to give this away, though, I would suspect it wouldn't take long for someone to pick it up. Here's the thing, give the system a try. It's super flexible and usually great value over rack rates. Take a look at the HGVC resorts, you would gave access to the majority of them. If it's an inheritance, you may be eligible for Max (if your father purchased it after Max was released). It's only available to those that purchased from HGVC after it was released in 2021. Most of us here, myself included, don't believe Max is worth the price it takes to purchase from HGVC, but if it's included in the inheritance, it might be worth taking a look at it. Lastly, you could rent that week during F1 in November and make a little money off of the deed. You would have access to that reservation starting at 12 months so you have an advantage over those that are booking at 9 months.

In a nutshell:

  • You can try to sell it on the TUG Marketplace or a website like Redweek
  • You can give it away in the TUG Bargain Bin here in the forums
  • You can see if HGVC will take it back. They have recently taken over full control of their portion of the resort allowing them to take deed backs. Not likely, but you can try and see
  • Keep it and try the system out. My family and I love the system and resorts so maybe if you tried it out, you might like it. This group is always willing to help out with advice so you have an in on how to book.
  • Keep it and try renting it out during F1. Look at the going rate and see what happens.
