Advice needed: Pricing & selling a 2BR Floating Week at Eagle Rock Resort PA⁠

Hi everyone,

I am a long-time reader but a first-time poster looking for some honest, realistic advice on how to successfully position and sell my family's timeshare deed.

Here are the specific details of what we own:

Resort: Eagle Rock Resort (Hazleton, PA)

Unit Size: 2-Bedroom, 2-Bathroom Luxury Suite (Sleeps 6)

Ownership Type: Fully paid-off, debt-free deeded property

Week Structure: 1–52 FLOATING WEEK (Total year-round flexibility)

Key Amenities: Deeded access to the 18-hole Arnold Palmer course, private ski/snowboard trails, and Lake Susquehanna beach.

We currently have a verified advertising listing live over on SellMyTimeshareNow, but we want to maximize our exposure and make sure we are pricing and handling this safely.

I would love the community's insight on a few things:

1. What is a realistic, competitive resale market price for an Eagle Rock 2BR floating week right now?

2. Are there specific closing/transfer quirks unique to Eagle Rock or Pennsylvania deeds that I should prepare for?

3. Which independent closing companies (like L.T. Transfers) do you currently recommend for a clean, low-cost title handoff?

The good news is you do not have to do much planning.
The bad news is you probably would have to pay to have someone take it off your hands.

As @vail posted you may have difficulty in finding a cash buyer for this as most timeshares are worth little of nothing.

TUG does have a "Free Timeshare Giveaway Forum" and I would suggest posting it there and offer someone an incentive to take it off your hands.

If you do find a taker then www.LTTransfers.com would be the best to go with to handle the transfer of title.

Just FYI:
SellMyTimeshareNow allows owners to list at any price they want (since they make their money off the listing fee). The vast majority of their listings are crazy high. Owners who are uninformed think they can get close to what they paid for the timeshare. The reality is that most timeshares cannot be given away for $1. You may have to offer an incentive at closing to get an interested party to take it off your hands.
I see ads ranging from $3,000 - $34,995.
I don't know if the ad numbers are assigned sequentially. That may be the only way to tell how long an ad has been sitting on the SMTN website.

I did not find the resort affiliated with Interval International or RCI, therefore the potential buyers are those who live within a couple hours of the resort.

See if there is NextDoor (community forum) for the Hazleton, PA area, and advertise it there (for free.)
There is not a single ad on TUG Marketplace:

There is not a single ad on Redweek.com (the most widely known timeshare rental / sale website)

You have had many wonderful vacations. The resort no longer meets the needs of your family. Be grateful for the memories and be willing to let another family now take your place. There is no money to be made in selling, in all reality. Accept that truth now and get rid of it as simply as you can. Yes, use LT Transfers. (Check completed eBay auctions to determine true value. I just tried, no info there on your resort. But look at all timeshare sales there.)

Thank you for the recommendation! The timeshare was gifted to us by a family member, so we didn’t pay anything for it. It would be a bonus to make any money on it, but minimally, make back the cost of us putting it on SellMyTimeshareNow. I will look into that transfer site, I appreciate that.

That being said, I’ll look into Redweek (I’ve heard of that) and yes, I don’t have any other advertisements other than Facebook Marketplace, but we all know how reliable and frustrating that is. Is it worth my time to even post on these other sites?

Thank you! Yes, we have had some nice memories there. The timeshare was gifted to us by a family member, so we didn’t pay anything for it. It would be a bonus to make any money on it, but minimally, make back the cost of us putting it on SellMyTimeshareNow. I’ll check out LT Transfers to see if I can just get it off our hands. Minimally, it would eliminate our annual fees to be a part of the resort if it’s not worth selling.

Sorry, but you're still not listening to good advice. If you ask anything for it you won't be able to sell it.

Time marches on -- if you don't sell it within the next five months you will then be facing expenses (annual maintenance expenditures for 2027) plus any potential special assessments.

Don't waste a nickel on SellMyTimeshareNow. Advertising fees are how they make their living and they are NOT the #1 timeshare sites for resales (almost everyone uses Redweek as their sales outlet).

I don't believe your family member did you any favor by giving you this timeshare.

This. Listing prices on SMTN are total fiction. If you research carefully, you will find the identical timeshare listed on SMTN for $20K available on Redweek for $1K (identical = same size, season, frequency, etc.).

You are in the fortunate position of not having "invested" money in buying your timeshare. Take advantage of that.
 
It is obvious why timeshare exit companies and resellers continue to thrive. They realize people are greedy.
Even if the timeshare week is worth less than zero, owners still think it must have some value and do not want to let go unless they realize something for it.

All it takes is someone to come along and tell them it does have some value, and the process begins.
