Hi, we have 3 timeshares we are looking to sell all at Massanutten Resort. We live in the UK so it's slightly difficult to visit different agencies in person, so hoping to get as much information here.

1] Regal Vistas At Massanutten
2] Eagle Trace At Massanutten
3] The Summit


Hoping to get some advice on what documents are needed to sell. If we should sell or rent them out?

Which estate agents can we use if we want to sell?

Who do we use if we want to rent them out?

How do we get out of paying the maintenance fees?

Is there any point in using the purchase price as the sale price?

If i were you i would start by looking in the timeshare marketplace on this site to see what other people are selling them for.

You need to understand that most timeshares have little to no resale value and you may have to "give them away" in order to stop paying the maintenance fees. I believe yours fall into this category, but those who know the market for your timeshares will correct me if I'm wrong.

You must immediately come to terms with the fact that you will not get anywhere near what you paid. It is that "lack of knowledge" that allows scammers to prey on the uninformed timeshare owner.

Redweek.com is another legitimate resource for timeshare sales and rentals.
You are allowed to look at the ads without paying to join. To place an ad, you must pay a small fee to become a member and pay to set up the ad.
I recommend that you start there to get an idea of what other Owners at your timeshares are "asking" for the same resort/season/unit size that you own.




You may place an ad in the TUG Marketplace for just the cost of joining TUG ($15/year).

There is a wealth of information to answer all your questions available on TUG.
No matter if you live in the UK or across the street from Massanutten, it will require some time and effort to learn the best way to get rid of your units or to rent them out.
Many timeshare owners who just want "someone to use" to do all the work get burned by scams.
And yes, the purchase price you paid means nothing now. It sounds as if you did not buy your units for $1 on eBay.
The developer has a team of high-pressure salespeople, a stream of potential customers and piles of gift cards, free breakfasts and other trinkets they can use to sell.
Your potential customers will likely look on ebay and see $1 listings.
Timeshare owners who rent know the best websites, how to write listings and how to price correctly.
Spend some time studying what options you have and move forward.

What weeks you own will mater a lot on if these are sellable without significant enticement. Eagle Trace may be tough regardless of what week it is.
