Advice/Help Needed on Captain Morgan Resale Purchase (Belize)

I am considering purchasing 1 br/1ba floating red season resale at Captain Morgan's in San Pedro Belize. Ive gotten answers to some of my questions from the seller but they were a bit cryptic. Reviews here are pretty old and most feedback Ive found elsewhere seems to be from renters rather than owners. Emails to Tugger listed on resort review section came back undeliverable.

Has anyone been there recently and are there any members here who are owners and can answer some questions? Such as...

MFs are listed as <$400 can third party verify? Was told all ts units are on top floor "penthouse", is this everyones experience? Any idea as to trading value? Any idea as to size / square footage of 1br? Where do guests three and four sleep? Has mangement kept resort up well? How much have mfs increased over the years? Is transportation to/from airport part of ownership benefits.

So many questions...I appreciate any insight fellow members can share.

We were lucky to get an II exchange into an efficiency last year so don't have any owner info. Did take the tour of the new residences (lots of building going on) that were gorgeous but didn't show us the current units, I guess b/c we were in one. Don't remember the maintenance fees quoted other than we thought they were reasonable. We were on the top floor, but definitely not a "penthouse". We thought the resort was well maintained. I'm guessing our efficiency was a lock-off portion of a 2 bedroom unit, with the other part having 1 bedroom plus pull-out sofa with a full kitchen. I think the trading power would be good since they rarely come up--we had exchanged a 1 bedroom & were glad to take the efficiency for the exchange. We had to contact resort to book our air transfer from Belize City per II. The resort provided the transfers from the airstrip to & from the resort by taxi & boat at no charge. Don't know if owners are provided this but would think so. We really liked the resort but were concerned about how much larger it will become & the reliance mainly on boats for transport to/from town.
Hopefully some owners will reply and be more help.

Can't Believe Lack of Feedback!

Have been to Belize just not Captain Morgan's. Im amazed with all the great tuggers :banana: out there that you've had so few replies! Come on folks let's help this member out!:cheer:

Does This Sound Like Good Deal?

I made an offer of $1,000 for a one week every other year one bedroom unit at captain morgans. It was accepted by the seller. :clap: Is this too much in todays market?

It sounds like you have a contract now. It must have seemed like a good deal when you made the offer.

I would suggest contacting management of the resort. Surely they could answer some of your questions as to current MF, sq. footage, if units are top floor, bedding arrangements, and transportation.
