We bought a TS at Sedona Pines Resort in 2007, knowing nothing about how TSs work. I was attracted to the RCI points, thinking when we retired we could travel all over the world. It has not worked out how I thought it would! We have never been back to Sedona and only been back to AZ once (when we stayed with friends.) We have only used our RCI points 3 times, once for a son's honeymoon. We've been retired 3 years now and find that our traveling has to be scheduled around my husband's commitments to the American Legion. When we do travel, often we take road trips in our convertible, staying a different place every night. Often we can stay with former military friends or even military lodging. It's time to sell, but I am so ignorant of time sharing that I'm not sure what we do own at Sedona Pines. Our membership and vacation points certificate say we own 110 Vacation Points and I'm sure that's annual as our MF are paid annually. We owe nothing on the TS and our MF are current. We have 30,000 RCI points (1,000 expire 4/30). According to Sedona Pines, they are not buying back any TSs at this time; we can sell privately or through a company and would have to pay them $500 for escrow paperwork, or terminate the contract for $1,500. After checking the TUG site for resale/rental history, EBay and Craigslist for sales, I know we won't get our purchase price back.
What advice would you give me? I know I can list it for sale through TUG, but is that the best option? Are there reliable companies that would handle the sale?
Please advise! Thanks!
