Hello,
I own at Westin Nanea and am trying to rent out one of my weeks for the first time. I've looked through several posts and read the free advice articles for renting and am left with a few questions regarding the need for a contract. Most of the sample contracts I see are for specific units and discuss damage, responsibilities of the renter, etc. It seems like much of this is for timeshares where the owner is ultimately responsible for damage or for a specific unit, but at Westin, it is my understanding that the renter is essentially like a hotel guest and just needs to check-in with ID and Credit Card matching the name they give me when I update the booking.
It would seem like the benefits of the contract really are 1) To protect the renter and 2) Possibly just proof that I clearly specified things like the need to be 21+ with valid credit card, taxes due upon checkout, etc.
Am I missing anything here? Is it reasonable that the contract simply states that renter is renting day X - day Y in 1 bedroom resort view at WNOV for $XXX, renter responsible for taxes and must present CC and ID at checkin for incidentals?
Any help on specifically renting this resort or any Vistana home resort would be helpful.
