It appears that adding parking fees is a MVC management initiative being presented to the resorts. Here is information included in the meeting minutes for Mountainside.
'Ms. McLaughlin presented the parking initiative. A motion was made by Jim Phillips to amend the MountainSide Condominium Association, Inc., Rules and Regulations to allow for the implementation by the Management Company of a daily parking program, which permits that Management Company to impose a per night/per vehicle charge, as determined by the Management Company, for additional parking passes and certain transient rental guests in occupancy as determined and identified by the Management Company, all in its sole discretion. Net proceeds for the per night/per vehicle charge to be collected on behalf of the Association, and any expenses incurred by the Management Company in connection with the implementation and operation of the parking program to be at the expense of, and paid for by the Association, with such parking program subject to then-current brand standards of the Management Company, as applicable, and any applicable laws. The motion was seconded by Fran Sutton and unanimously carried.'
Perhaps LeslieDet can provide a legal translation of what they are saying, but my interpretation is that the resort will collect the fee and MVC will take their 'share' to cover their expenses (appears that MVC will determine that). The key will be what types of reservations that will have to pay this fee, and whether front desk staffs will accurately assess these fees. For transparency purposes, I hope they include income and expense lines in the annual resort reports. In theory, this additional income should slightly reduce MF's.
