* Owners, please report your Weeks MF's as they are billed (NOT proposed/estimated) in this format:

  • Resort Name/Unit Size
  • Operating Fee
  • Reserve Fee
  • Property Taxes (or note if they're billed separately)
  • Developer Subsidy/ Special Assessment (where it exists)
  • TOTAL
  • Increase/decrease over 2023 MF's whether in dollar or percentage value (optional)
Please don’t just give the total MF but include the breakdown for Operating Fee, Property Taxes, and reserve fee. It is not necessary to list/include HGVC club dues or ARDA fee.

Please also include (if possible) the MF’s for the other room sizes than what you own. These can normally be do found on the budget report (usually towards the end).

The following are the current best 2024 MFs results as of 1/17/24. (you can also download the complete file {Excel format} attached to this post.)

Important Note on MFs: In general, HGVC and HC MFs are determined by room size and not by either room class or season. Using Ocean Enclave 1BR as an example below, the MFs are the same for all of these 1BR rooms and seasons. MFs/point ratio will be very good (low) from the 1BR Premier in the Platinum season and very bad (high) for 1BR in the Silver season. I am now reporting all units and season in the report. I have also included an Excel file download with complete information for all reported 2024 MFs

Note on Florida MFs: The Real Estate Taxes for HGVC resorts are determined by season.

Maintenance fee for Vilamoura 2br, all seasons.

MF for 2023 €770.24 or $856.72

Increase over 2022 is €57.53 or 8.07%

Total $1059.60

Last year's MF was $991.15. That's a $68.45 or a 6.9% increase. Biggest increase I've seen in my ownership time. They've also increased the ARDA fee suggestion to $7.00.

I agree. These I expect will be some of the lowest percent MF increases for all of the HGVC resorts.
Might even be the lowest across the industry, at least for the Big 3 (HGV, MVC and Wyndham). There was a thread in the Marriott forum that had their MF's of their trust points going up 15% or more. It also sounds like the Florida resorts will be going up even higher as the insurance for beach area properties has skyrocketed. So happy that HGVC is still deed based.

The real estate tax at The Boulevard has jumped up ~$6.00. Might not seem like much, but that's ~ a 16% increase.

I would think that a timeshare industry trade association would be supported by timeshare companies themselves - not by requesting contributions from owners.
Since it’s a preselected opt in checkbox, most people don’t notice it and leave it check. Easy donation for ARDA to collect. I refuse to pay it so I always make sure the box is deselected.

Some companies make it even harder to not pay. DRI would say you are delinquent if you didn’t pay it. You had to call customer service to get it taken off and they even made it hard to do so.

I see the same thing. That's a $10.00 (5.0%) increase over last year. Seems like we were only going up by ~$6.00 in the past.

btw, I have heard via a FB post that this resort had a large increase in MFs.

Interesting. That is the same as domestic. Last year there was an $11 difference. I wonder if mine is a typo because the AI increase is the steepest ever for domestic.
