2013 WKORV rental information

We will be at WKORV the first 2 weeks of Feb., 2012 so this applies to 2013. If I am considering renting our 2 Bedroom LO-OV; what are the best dates to reserve, and would I be better off to reserve the total unit for 1 week or split into 2 weeks (studio and 1 bedroom)? Being from the midwest I usually think of winter useage, but seem to note quite a demand for summer time also.

School holidays have the most demand - July is very popular.

I wouldn't reserve any week that wasn't a school holiday. If people want a 2 bdm. they are probably bringing the kids.

If you reserve your 2 bdm., you can always split it later if necessary, and rent the sides separately, but once you split it, you can't put it back together, so I'd make a Resv. for the whole 2 bdm.

I would not fret too much about getting the absolute highest demand week. I've rented a few times and I've yet to rent the week I had originally reserved, including July 4th week and such. I have ended up renting May, late August and February weeks. One of my best rentals was in February.

While a high demand week seems logically more desirable, there is also the problem that airfare during those times is very high. Many value conscious customers that look for good deals on timeshares also look for good deals on travel and often go during shoulder seasons or when the airfares are lowest.

That is not to say that reserving a high demand week is bad, but it is also not critical. I suppose you might as well reserve the highest demand week you can but mention that other dates are possible. Actually advertising early so you give the renter maximum flexibility is probably the most important aspect.

I agree, you may have to change the date, but the reason for reserving a high demand week early is that if you wait to long, you won't be able to get the peak weeks at all - they get reserved first.

Also - after the 8 mo. mark, you will lose your deeded view.

And- it is more difficult to advertise "any week available," it's better to advertise specific dates, and then indicate in the Ad that other dates are available.
