2012 Special Assessment Pagosa...is this a scam?

I got an invoice from a Ptarmigan Property Owners Association Inc for a SA of $374. It appears to be from a Pagosa contract, and it does refrence Wyndham. I do plan on calling Wyn to see what is up, but did anyone else get this? Looks very suspect to me and I don't remember talks of of SA for Pagosa.

This doesn't appear to be from Wyndham but from the property management company.

Ugggggggggg maybe I should open my mail more frequently but this looks legit, but still find it odd it is not billed through Wyn. I do everything electronic and very rarely open up mail except to throw it out.

So why is this not on our regular statements and billed seperate?

Yep, I got the same SA. If you find out it's not real let me know b/c I'm sending it in on 12/28
