154,000 Annual Wyndham Smoky Mountain Points - free. You pay the $299 Wyndham transfer fee. I am quite unsure how everything works. That's why I'd really prefer to use Lisa Short from Legal Timeshare Transfers (recommended highly on Tug) for deed preparation/filing. I'll cover the deed preparation/recording fees. Once we have an agreement I would also appreciate if somebody from administration of the TUG could give us some advises how to make the process smooth and fast.
This timeshare is paid off and deeded. This is an annual contract with an October use year. All 154,000 points coming October 1 each year. Dues are paid monthly at the present.

Monthly fee for me has been $57.30 per month. I have monthly automatic payments associated with the timeshare. Thus all payments will be current until our process is done.
You can use the points at any Wyndham resort. Value of the stay of course depends on the time and the resort you choose. Honestly, I can say that several last years I definitely had benefits from the timeshare since maintanence fees are pretty low for this particular one. Well, the mistake I did is that I bought it for the full price from Wyndham (you don't want to know the price
), but otherwise it is a good deal for a right person.
It used to be the joint tenant deed with my former wife. After divorce we found that we struggle how to use all the points every year rather than enjoy the vacations. I personally do not like beaches or skiing. It definitely restricts my flexibility to use the timeshare. I think it is more for families especially with kids. So, we decided to yield the timeshare. I've been looking at this forum for some time and first we decided to contact "Donate for a Cause". Well, they definitely tend to be greedy. They even did not ask what type of timeshare it is or how many points it has. Just said that they will be happy to take it from me for about $4,000:annoyed: This is about 6 years of all fees! Unacceptable! So, I decided to register at the forum and offer the timeshare here. This is my story

Thanks to everybody who contacted me. I should add that since I previously borrowed the points, only about 28000 points left in the current year. Sorry. I don't know how long the process will take but I think it will be fair if I take care of all maintanence fees till the end of this use year (till September 2012).

till Sep. 30, 2012 - 28,637 points, housekeeping credits - 0
Oct. 1, 2012 - Sep. 30, 2013 - 154,000 points, housekeeping credits - 126
