126,000 Annual Wyndham Smoky Mountain Points - free. You pay the $299 Wyndham transfer fee. If we use Lisa Short from Legal Timeshare Transfers (recommended highly on Tug) for deed preparation/filing I'll cover the deed preparation/recording fees.

This timeshare is paid off. This is an annual contract with an April use year. All 126,000 points coming April 1, 2012. Dues are paid monthly at the present.

HOA Fee $3.92 per 1,000 points ($493.92 per year)
Program Fee $64.26 (this depends on how many total points you own)

The total cost to transfer is just the $299 Wyndham transfer fee. I've revised my original post to say that I will cover the deed preparation fees if we use Lisa Short at Legal Timeshare Transfers.

We pay our Wyndham dues monthly automatically via credit card. This contract has been running $46.52 per month. This includes the points program fee (which is based on how many total points you own) and resort HOA fees. Wyndham Smoky Mountains has some of the lowest fees in the Wyndham system. The reason I'm giving this contract away is I simply got carried away and bought too many points.

When you own Wyndham points, part of the fees listed above include a fully paid RCI membership.

It is a good deal. I just used 121,000 Wyndham Smoky points to trade through RCI into a Disney 1 bedroom for April 2012 - something that would have cost me over 220 Disney Vacation Club points. Even after giving away this 126,000 Wyndham contract, I'm still keeping over 350,000 Wyndham Smoky points.
