11200 HGVC points - EOY - Elara -- $1000 + closing costs. Good deal?

Same broker as https://tugbbs.com/forums/threads/h...lara-for-4500-closing-costs-good-deal.366497/ reached out to me again, this time with a Platinum 11200 HGVC points EOY at the Elara for $1000 plus $2312 closing costs. I countered at $1000 plus seller pays closing costs, which was denied.

MFs for this EOY show as $1000. Is this paid every other year as well? I don't trust this broker as they have been extremely rude over the phone and think it's okay to call me unannounced, or charge me $699 for the deed recording if this deal goes through.

Still, is this a good deal?

Good sales price and $1000 EOY for 11,200 points is a great MF ratio. Is that a Platinum 2BR?

So many "deals". I forget which is which, but isn't this the EOY version of the one that would have cost about $5 K all-in ($4K + $1K) closing?
If so, I'd say you have to buy 2 of these to get what an EVERY YR would give you. (even worse, you'll pay the $695 activation for this & would have to pay 2 of those if you bought 2 x EOY) THis costs $3300, so buying 2 costs $6600, so it is $1600 worse than the every yr was. Bad. Then $695 activation issue for ONLY 5600 PTS/YR. Worse.
What will you do with 5600 Pts/Yr?
The $2300 closing + HGV's fees kill it when it is only 5600 Pts/Yr. Am I missing something? buying 2 costs $6600 + 2xActivation

I don't understand what you mean with "buying two". I'm only interested on an yearly one of 11200 points at the Elara. Still, resale TS brokers think they can reach out to you for "deals", and then pretend to be offended when it's not what you want. I think I'll just stick to the free timeshares section from now on in hopes one of these deals makes it there lol

But you're not quoting a YEARLY one. You're quoting a EOY. So, you need 2 of them to get 11,200 pts/yr
If it were 22000 pts EOY, then you'd have 11,000 pts/yr & the $2300 closing + HGV's fees wouldn't be so bad.

On any Legacy HGVC, you can only borrow the next years points for club bookings. The 2 year borrowing comes in when you book through RCI.

Example: I can use 2026 points for a 2025 reservation, but not a 2024 one. The only way you can combine years points is if you saved points into the next year (the year you donā€™t get points) and than borrow from the following year.

You save 2024 points into 2025 and than borrow from 2026 for a 2025 reservation.

You donā€™t pay MFā€™s on the off year, but you still pay the club dues. EoY deeds are great if you are already In the system but but have increased costs if itā€™s your first deeds.

salesperson lips were moving on that one. You can book OS (Open Season) {just like retail owners} but it won't be anywhere near that price.

Are you saying you don't see a single week on the entire network at $199 on the open season?

What about through RCI? $199/week?
Not sure, maybe someone else can help because I have never used RCI. I know that the 1 week RCI booking exchange is $299 plus required weeks pts. RCI required pts is less than HGVC so it will depend if this is a good deal (sometimes yes and sometimes no). I don't know what is the going deal with RCI last calls.

These weeks are now $339 on RCI Last Call.

By the way, anyone with resale or a cheaper timeshare with RCI access has the same access to these.

Where are these $339 weeks at? Hotels, resorts? No extra points needed? $339 is not bad, but I really thought it would be $199 or less lol

Go to the main home page on HGVC after you log in. Click to go to the RCI Portal.

There are different ways to navigate, but look at the selector I have circled below, and change it to Last Call.

1BRs are $339, 2BRs are $379.

These are the last of the leftovers and last minute cancellations from RCI timeshare resorts. Don't expect anything in close to prime season, and be prepared to pay resort fees.

I personally wouldn't buy a TS based on what I call "side benefits". That is because the "side benefit" can always change or be eliminated. I would evaluate it on the main benefit. If the main benefit doesn't work, then don't purchase. That is OK. There are others options out there such as renting TS, hotels, Airbnb, VRBO etc.

When HGVC increased nightly rates, but also increased all owners' point balance accordingly, did that have negative consequences for owners in general?

No impact if you are referring to 1.6x increase about 2 years ago to align point requirements of HGVC with HVC.

You have to be able to use it for the HGVC points to make it worth while. If you can make plans about 8 months in advance and enjoy the locations, HGVC is a great system. We have enjoyed our ownership greatly.

That would be my plan. Looking for a TS that offers low MFs like the Elara and then would have access to the entire network with the points. I'm just skeptical at spending $5-$7K on this given the type of asset that it is šŸ˜†

Those $69 booking fees are a bit annoying, given that you own the points šŸ˜†
