1 bedroom or 2?

i am trying to help a friend who wants to buy a sheraton ts, resale of course. what she wants to know is, which is better for trading in II, a one bedroom unit in peak season or a two bedroom off season? both would be EOY in either myrtle beach or florida or someplace else within driving distance from MD.

In my eBay watching experience, 1 BRs sell for less than 2 BRs. Quite a bit less. However, in the current environment, there may not be much of a difference. In some cases, the 1 BRs don't even get a bid. Something to keep in mind when you need to sell the property - and that time will come for each of us. If it's harder to sell, it's that much less valuable, in my opinion.

2 BRs command higher maintenance fees. Sometimes not that much more than a 1 BR, though. If the property is a lock-off, you can get 2 weeks of vacation for the one maintenance fee. Your living space is often larger with a 2 BR too. I'm pretty sure that a 2 BR gets a higher exchange value if the seasons are comparable. However, peak season for a 1 BR vs. off-peak for a 2 BR I can't tell you how they would match up. With prices as low as they are now, I'd suggest waiting for a peak season 2 BR. If there is one available, have her make a low ball offer and see what happens. And check out eBay.

IMO, a 2 BR is the way to go. But each individual needs to make their own informed decision.

Look for a 2BR LO at Myrtle Beach (Sheraton Broadway Plantation) in the best season you can afford. They can go for not much money and are usually a better trader than Orlando. Look more broadly than ebay -- the other timeshare sales sites can have great prices, too.

A one bedroom in peak season without a question. You can pull 2BRs in II with 1BRs easily when you have a strong trader. 2BR off season has a higher MF and has much less pull with II. I would get a full 1BR (one that has a kitchen too) for best trading power. SBP 1BR, PGA 1BR, SDO larger 1BR are some good examples that go for very cheap. Off season is almost useless as a trader with II regardless of the size.
