It says MF are yearly but 105k pts deposit is biennial.

Would anybody even buy these? The $7.12 isn’t that bad, but the $8.95 is horrendous

Considering that Grand Desert maintenance fees are either $4.73 for buildings 1 and 2 or $4.82 for building 3, $7.12 is horrendous. $8.95 is outrageous. However there are several resorts or associations in the resorts that have even higher maintenance fees.

Purchase price is a one time thing. Maintenance fees you will have as long as you own and they determine the cost all your reservations. Free or almost free sometimes isn't in the long run. But you can usually find listings for Grand Desert pretty cheap.

All CWA contracts have the same MF per 1k points no matter how big or small.
The only variance can be program fees. Resale program fee is .58 for resale, .60 per 1k points if you have a direct purchase in your account unless you don’t meet the minimum program fee then it could be higher for the program fee but the MF rate would still be the same

My recent deeds purchases, I bought at $100 for a Grand Desert 154,000 annual deed and $50 ea. for Grand Desert and National harbor 154,000 EOY deeds. These prices included closing costs. But If you can pickup one under $500 all in on a annual Grand Desert deed consider it pretty good deal.

Yes, but in this specific instance, the fee for the 105k biennial is going to be the minimum Wyndham program fee of $155/year. That is the math that works out for the specific contract on TSN.

Simply not true!! If an owner has two 49,000 point contracts or one 98,000 point contract the MF including the program fee would be the SAME
Minimum program fee or total program fee is based on total points owned & has nothin to do with how many contracts you own

But if you are adding that contract to another account that already meets the minimum program fee, then it it's just another CWA contract.

Correct minimum program fee is on up to 154,000 points I believe. The amount charged after 154,000 I,m not sure of.

Minimum program fee is based on about 233,000 points if you only have resale coded contracts
233 x .58=$135.14

Developer coded account 258,000 points
258 x .6=$154.80

I thought it was 231k points? Or is it 231k points resale and 233k pts developer?

Specific to this thread, they are obviously listing it with the $155/year fee because that's what the seller is currently paying (the seller must have purchased the CWA points from Wyndham as developer points). For the resale buyer, it will only be $135 since it will be a resale purchase which by definition cannot include PlusPartners.
