I am looking at buying a Lakeside Terrace winter week and saw some threads where it was mentioned that one cannot book week 51, 52 or 7. The realtor assures me I would be able to book week seven.

Where can I get a definitive answer?

There was also mention that 4th of July was sold as an event week. So I am wondering if that is fact and if summer weeks would then be excluded from reserving at that time.

Thanks.

Vistana will not speak to you alone, because you are not the owner, but you can have the owner do a conference call with you to Owner Services: 1-888-786-9637 or 1-407-903-4635.

However, I don't know if the owner will do this if a realtor is handling the sale.

I don't know about this resort, but it is common for weeks 51 and 52 to be sold as fixed event weeks, but I haven't heard of week 7 or the 4th of July being sold as an event weeks.

Thank you Denise.

The owner is not involved anymore as I suspect this is a deed acquired through a Mexican trade in, and now being sold on, from the documentation I saw.

Someone has to own the deed - perhaps the resale company holds the title, or power of attorney.

This is usually the case, or the resale company holds a signed signature page for the deed. When they get a buyer they fill out page one and record.

I have now seen the deed and it says that the week is a floating winter week without any mentioned restrictions. Is it possible that I could then book ama winter week if it is available? For deeded purposes it is week 50.

The deed usually doesn't specify the season or usage, just the actual week and unit number. Usage and seasons is usually specified in the resort CC&R documents.

Where can I find the CC&Rs?
I looked on the county website, paid and downloaded the covenants but it does not mention anything about week restrictions.
