What to choose...help please

    1) Is there a vacation destination you wish to visit most of the time or on a regular basis? if so where? Can pin one area down. Possibly colorado

    2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time? Probably home resort at least half

    3) What are your 5 top trade destinations? Orlando area, Colorado, Jackson Hole, Sedona, Hawaii

    4) How many people do you usually travel with? 2-6

    5) Can you travel any time, or are you locked into the school schedule? any time

    6) Can you make firm plans 12 or more mos. in advance? 6-12 months

    7) Can you vacation for a full week at a time? yes

    8) What level of accommodations do you prefer on a scale of 1 to 5 stars? 4-5

    9) How much can you afford to spend upfront, without financing? 15K

    10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year? 1200

    11) Are you a detail oriented planner? Yes, but also can be flexible

    12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do? Yes. One reason dont have one yet

    Look at Hyatt. They have properties in Colorado, Florida, Sedona, Maui. They are mostly fixed weeks and fixed units, with an option to trade internally within the Hyatt system using points, or externally via II. Buy a fixed week and unit where you want to stay most of the time.

    Worldmark has 4 resorts in CO. Worldmark trades really good into RCI and II. There are many destinations that can be reserved through Worldmark including Orlando and all of Hawaii. These can be bought resale and they do hold their resale value. These memberships are easy to sell if you get tired of it.

    HGVC at The Flamingo
    I'll throw in HGVC. They have many resorts in Orlando and Hawaii. Valdoro in Breckenridge is a nice place in a great town. They also have Park City Utah, which is very popular. They don't have any resorts in Jackson Hole or Sedona, so a place like Worldmark may be better for those.

    HGVC are generally very nice and they hold their value well. HGVC is extremely flexible and they treat their owners, both developer bought and resale almost the same (resale owners can't earn elite status, but that's not a huge deal). If you want a ski week, I would choose a Valdoro week. Those are very hard to trade into for anybody. If want to exchange within the system or spend time at Orlando, I would suggest SeaWorld or Tuscany. Both are very nice resorts and have relatively small maintenance fee's. Unless you want a specific week every week, I would always get a platinum unit.

    I would also look at a Vegas property. You can use those points to book into any HGVC resort at 9 months out. The MF's are very low (Boulevard MF's for a two bedroom are around $900 a year). Again, if you want a ski week, I would purchase that fixed week and release the points if you want to use it elsewhere in a particular year.
