"What to Buy" suggestions, please

We have never owned a timeshare and have not heard many favorable things about them so we have not researched them and their details. We do own several condos in Galveston and Destin outright that we use for personal use and rent out as well. Since we live in Houston they are easily accessable to us. However, we love Key West and would like a regular place to stay. But we know that we can only get there once a year so a full ownership there would be pointless and extremly expensive. Therefore, a timeshare there is now a consideration.

1) Is there a vacation destination you wish to visit most of the time or on a regular basis? if so where?

Ans. Key West, FL


2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?

Ans. Visit at least half the time or more


3) What are your 5 top trade destinations?

Ans. Really not too interested in trading unless within Key West or at same resort for different weeks.


4) How many people do you usually travel with?

Ans. 2-6 qty adults


5) Can you travel any time, or are you locked into the school schedule?

Ans. Anytime but prefer certain weeks such as 22, 26, 43, and 51.


6) Can you make firm plans 12 or more mos. in advance?

Ans. Yes, we are planners, but also last minute as we own full ownership properties in Galveston and Destin.


7) Can you vacation for a full week at a time?

Ans. This is questionable at times. Ideally would like to be able to trade unused days if needed. IE 4 and 3 night stays vs a full 7.


8) What level of accommodations do you prefer on a scale of 1 to 5 stars?

Ans. Of course 4-5 but in a timeshare we dint expect that in KW. More historical property preferred.


9) How much can you afford to spend upfront, without financing?

Ans. 100% cash


10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year?

Ans. Prefer no more than $1,500/property but less is best of course


11) Are you a detail oriented planner?

Ans. Very much so.


12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?

Ans. Yes, therefore a popular place such as KW is preferred as is a reasonable purchase price. Would want it to be transferrable to our children too.

Ans. Key West, FL

Key West is a specialty location for Hyatt. So, there are three choices at Hyatt Residence Club resorts in Key West. Sunset Harbor, Beach House, and Windward Pointe are all nice but at difference locations in Key West. These are 4 star resorts and Hyatts are fixed week so you are guaranteed the same week every year unless you exchange them. You can break up your stay for 3, 4 or 7 days and exchange the days you don't want to use.

The Banyan Resort located in Key West is very nice... It’s a historical property close to Duval Street. It trades with Interval.
