What Should I buy?

Hi,

My family and I really like the idea of timeshares. We've stayed a week at the Hyatt in Aspen, courtesy of a friend, and loved it. The kids had a blast. The full kitchen made things easy and home like. We are now planning to rent a week in Hawaii in June. We like the idea of fixed vacations every year and having a comfortable place to stay at.

I appreciate any guidance and recommendations based the survey below.

1) Is there a vacation destination you wish to visit most of the time or on a regular basis? if so where?

I don't have a specific place or places in mind. Ideally, I'd like to visit two places a year, one in winter and one in summer. I'm in Los Angeles and wouldn't mind visiting more of California or other close states.

Winter (we'd like to see snow!) - Tahoe, Utah, Colorado
Summer - California, Hawaii


2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?

Yes, I would like to visit the home location most of the time, especially if it's a close winter trip with snow.


3) What are your 5 top trade destinations?

Florida
Other Hawaiian Islands
Other winter locations
East Coast

Can't think of a 5th place


4) How many people do you usually travel with?

4 total. 2 adults and 2 kids (both under age 5)


5) Can you travel any time, or are you locked into the school schedule?

Locked into school schedule. We'd prefer early in the busy seasons or late. We don't like busy places, especially with the little kids


6) Can you make firm plans 12 or more mos. in advance?

Yup. Would make things easier for us if we could.


7) Can you vacation for a full week at a time?


I prefer to. We don't take much time off during the year. These two vacations will probably be our only time off all year.


8) What level of accommodations do you prefer on a scale of 1 to 5 stars?

4 - 5 stars. I want things to be super easy and comfortable when traveling with the family.


9) How much can you afford to spend upfront, without financing?


$20k


10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year?

around $2k.


11) Are you a detail oriented planner?

Very detailed on the traveling part, getting to and leaving a place. Not so much when we are at the location. I like to decompress and take things easy. Not really looking to load up an agenda when I'm on vacation.


12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?


Yeah.

I think you would be a good candidate for one of the high end timeshares in Hawaii -- Westin, Hyatt, Marriott, Hilton. They will have the consistent quality and the amenities. But I have no idea which island (different people have different ideas about paradise) or which company.

I recommend on site research. Seriously. Rent a couple of times (from owners; much cheaper). Make sure you like timeshares for beach trips (you will), decide which amenities are important and which are not, and whether view matters before making an expensive mistake. And buy a two bedroom unit; your little kids will grow.

I own and love HGVC. The Hilton Hawaiian Village in Waikiki is awesome. Your kids will love it. Mine do, well my 4 yo does. Her little brother is going for the first time next month.
HGVC is a great system, it’s points based and simple to use. Doesn’t matter where you own all points are the same. Only advantage to home location is the ability to book 12 months out instead of 9. I’d start with a 2 BR platinum unit which is 7000 points. If you like it you’ll eventually want at least 2 of those for 2 weeks in a 2BR unit every year. You could buy 1 in Hawaii and one in one of the ski lodges to give you 12 month advantage for both locations. With young kids you’ll likely be ok with a 1 BR for now which means you’ll have leftover points for other stays. For example a 1BR is 4800 points and a studio is 2200 so your 7000 points could get you 1 week of each.

Other systems have more resorts but are a mix of fixed weeks and points and can be very confusing to someone new. I’d go through the sticky’s for the major systems here and see what you think.

Also I agree with renting, maybe from a couple of different systems to see which one suits you best.

BUT DO NOT buy from the developer. If you do a sales presentation don’t believe anything that they tell you. They work on commission. Just say no and then come back here with all your questions to get the truth.
