We bought our TS in Maui back in 2003...have used it twice...life just hasnt allowed us to use it...

Mortgage has been paid off and we have been paying the yearly maintenance fees up until a few years ago...decided it just wasn't worth paying for something we were unable to use.

Have received numerous calls/letters from the resort, understandably, with threats to send to collections, which so far has never happened.

Tried to use a resell agent who turned out to be a total scam....

Was recently contacted by a company named Grant Wolf who say they can get get us out of our deed and past maintenance obligations by returning the property back to the resort for a $970 fee.

Anyone here ever deal with these folks? Any advice gladly taken.

Paying money up front to an outside company is not recommended here on TUG. They usually take your money and your left with the deed. Have you tried calling the resort directly to see if they have a deed back program?

What resort is it?

This is not a timeshare exit company. Looking at Grant Wolf’s website one of their services is as a recovery specialist for timeshare associations. For no charge to the association they will recover the deed for the association before the expensive foreclosure process. However, Grant Wolf will happily charge you for their efforts.

Contact the association and offer a deed in lieu of foreclosure and cut the middle man, and their fee, out of the equation.

have you attempted to give it away to a willing buyer?

far cheaper than falling for another upfront fee company mistake!

Grant Wolf, Inc. administrates and processes deed recovery programs for timeshare Associations (and has done so for more than 20 years). The offer and program is made by those Associations only to its severely delinquent, non-responsive owners. Remember, Associations are non-profit organizations and the owners who remain current on their dues end up subsidizing (paying for!) the delinquent owners who remain on the roster.

The fee to process a properly prepared and recorded deed is usually far less than what the owner owes to the Association. Keep in mind, Associations will not allow an owner to convey title to someone else if there is an outstanding delinquent balance. For an owner to do so outside the Association’s procedures would be fraudulent which is typically what happens with the exit companies. We are surprised that Brian Rogers would classify the program as a risky upfront fee before checking Grant Wolf out.

Wow it took some digging to bring back a post from May 2018.

If you charge a fee you charge a FEE. TUG members don’t recommend paying a fee to rid oneself of an unwanted timeshare.
Apparently your company charges a fee so the most delinquent timeshare owner can be rid of their timeshare. Well the Wolf part of you name is correct.

You pray on people‘s fears and then extract money from them instead of the association just foreclosing on the delinquent owner. Please explain again why your company is better than any other crook that charges a fee, I am not getting it.
