Tug saved my life and $15000

recently went on a tour in Tennessee. We’ve been looking at buying something as my father in-law owns at Disney and been trying to talk me into Disney. At the tour they said oh ya we have Disney property blah blah. I was pretty excited. Was 15400 points for 15k and 200k bonus points. I did some light searching while we were there and didn’t see much on the webs. After we signed I did more googling and found this site. Saw how much cheaper it was to just buy second hand and they don’t actually have Disney property. So I sent off my recind letter but it’s just been chilling at the P.O. Box. No one came for it yet. I’ve got a couple days left should I send off another letter to the other address ?

The Postmarked date on your receipt is what really matters. If you mailed it off within the allowable time frame then you will be fine (for legal purposes).

Some people only pick up their mail from a Post Office Box once a week or so (like myself). Who knows, the mail person may be sick, on vacation, etc.

The USPS Certified Tracking Number on the website should currently show you: Arrived at Unit, and Attempted. This Attempted scans confirms that they left a certified notice in the Post Office Box. Now all the recipient has to do is take that notice to the stamp window and sign for the certified piece. Chances are very good that your letter isn't the only one waiting there for a signature.

You should receive a refund within 45 days.

Smart move to rescind and save thousands of hard earned dollars.

Just makes me nervous. I signed and the next day sent the letter. Been sitting ever since. Wish all this would have popped up in my initial google attempt. Thanks for the reply

Did you send it certified mail? If not send it certified, with delivery confirmation and get the proof you sent it before the deadline. If you just put a stamp on the envelope that’s a bit risky. If you’re willing to spend 15K and want Disney I’d recommend buying into DVC. Almost every DVC member I speak with has zero regrets. I own some Orlando properties with Vistana and it works perfect for me. I can also go to other Vistana properties. If you’re looking to buy something figure out what destinations appeal to you then look resale.

I just sold AKV 100 points for $10,500. But then again, Disney took it in ROFR.

Orange County has foreclosure auctions online. Many of them are Disney properties. They go for $20k to $30k. They are usually won by Disney’s authorized bidder. You might save some change that way. However, i think I read somewhere, that if the former owners were behind on their dues, the new owner had to get them up to date. Not sure if that’s true.

Did you send it certified mail? If not send it certified, with delivery confirmation and get the proof you sent it before the deadline. If you just put a stamp on the envelope that’s a bit risky.

I'm no guru on all this Post Office stuff but I have been told that simple tracking is better than Certified. The reason I'm given is that you can follow the tracking on the Internet and print out the result showing that the envelope was delivered and you are not held hostage to someone picking it up. In addition I'm told it is cheaper than Certified with a Return Receipt. If I am wrong, tell me...

Certified is tracking. The address they give is a P.O. Box at the post office. So someone has to come get it. Otherwise they’d just deliver to the business address

Correct. No need for return receipt. Just delivery confirmation via tracking is fine. Certified or priority with tracking, same difference imo. The point is, don’t just throw a stamp on an envelope and drop it in the mail.

Yeah delivery confirmation via tracking. The point is, send it certified, priority, etc as long as you get tracking and proof that it was sent by the deadline.

I'm assuming you sent it to the Las Vegas address? We've had visitors here that sent rescission letters to the resort where they signed the contract, not the business office. That sorta slows things down. There's a PO Box and a street address on Charleston (iirc). The main reason for the street addy is because UPS doesn't deliver to PO boxes.

Ya I sent to Nevada. The address listed in the contract. And I didn’t know that ups didn’t deliver to P.O. Box. Good info.

Well after a week of sitting they finally picked it up.
Congrats on finding TUG. What is sold by developer for 20-30k can be bought for pennies resale. No reason to buy developer unless you see a need for VIP perks. Very little in resale value when developer sets buy back price at $0

Some contracts specifically state that it has to be sent certified. Someone did send me a screen shot of the clause in their contract that said it had to be sent certified. Mine did not say that, but it could vary by state. To be on the safe side, it’s best to send it certified, just in case they overlooked that part. It’s entirely possible the rescission department won’t care which way it was sent or maybe won’t even notice. Still, there is nothing wrong with paying an extra couple of dollars, just to make sure. You don’t want your rescission to be denied because they didn’t spend a couple dollars to sent it certified.

Its hard to believe people make a 20-30k purchase while on a vacation but it happens every day.
