TUG Recommended brokers for HGVC

    If you're looking at buying, go on the various websites and see who is listing what. You shouldn't need a broker if you're buying.

    Now, if you're selling one, I'd contact the multiple agents and see what the closing/listing costs to you will be.

    Personally I prefer Diane Nadeau. She stays on top of things.

    I used Judi's firm to purchase our HGVC Sea World several months ago, and the transaction was very smooth and efficient.

    But most of the listing websites are broker sites. Even a lot of the listings on Redweek are from brokers, so in many cases you will still be dealing with a broker and their closing firm.

    It will really depend which broker has which listing. This is not like buying a home; the commissions are too thin for brokers to cooperate. Also check out Redweek verified listings which are also handled by a broker.

    Make sure the broker can provide you their MLS listing for the TS when you contact them. Some post ads but don't actually have a listing because they are fishing for buyers. Once they have a buyer "on the hook" they will then look for a seller. This does not put you in the best negotiating position because they will say, "I have a buyer who will pay x$" to get the listing commission.

    Some brokers specialize in locations:

    Syed - Hawaii
    Carl Thoms - West Coast, Lake Tahoe, Nevada
    (I have had good interactions with both of these brokers.)

    Judi is knowledgeable however she and her team were not as responsive when we reached out as a buyer. Perhaps they are more responsive with sellers?

    There are others who specialize with Florida and Bahamas but I am not sure who they are.

    Right, sorry what I meant was:

    If you're selling your timeshare, you can't just "list" it on a broker's site. You would need to "sign up" with that Broker and they'll get a commission/etc.

    If you're BUYING, you can look at the broker sites, if there's something you like, pick up the phone and make an offer. You don't need to "sign" with a broker to buy something off their site.
