Third Home? How does it work?

So it seems that at least two timeshares that I know of (Vidanta and Solaz) apparently list on Third Home.

I tried to check out the website, but it was sparse on details and seemed you had to request to join in order to look/see anything.

But it also seemed that you had to actually own a property (town home, condo, house) and not a timeshare to join?

Is anyone familiar with Third Home and how it really works?

There are actually a fair number of timeshares that trade in Third Home; mostly higher end-ish ones. You do have to an active account with them to see their inventory. I've seen Hacienda del Mar, Grand Solmar, Montecristo Estates, Four Seasons Aviara, and a few Ritz Carlton and Marriott ones in there. They either have affiliation agreements with the resorts or individual owners establish their own accounts using TS they own that meet their standards.

There are some hotel/resort owners that also deposit weeks to use for exchanges, as well as folks with second homes.

They get some nice places, but the exchange fees are a bit high and vary depending on the resort/home quality and season.

What TS do you own? I can check and see if any trade there. I've been investigating to see what the least expensive MF one they trade is because they keep your account active for a year after you make a deposit and you renew by making another deposit rather than by paying an annual fee. That makes it a bit expensive if you use Grand Luxxe or another one with an MF in the higher ranges, but does help out with the inventory for exchanges.

Also, they give bonuses to members for referrals; so if you do join, mention that I sent you, please....

A couple of Hilton properties show up when I searched for the keyword “Hilton.” One was a 3 BR at King’s Land and the other was a 1 BR at Elara. Didn’t look like either was listed as an affiliate. Best bet is to call and ask what they would accept and waive any initiation fee for; they list a $2,500 fee, but everyone I’ve spoken with about it said they waived it. Most of the folks I talked to had established accounts using Grand Luxxe or Diamante.
