RCI still shows this resort as part of the Exploria group. However, when we went to check in last week we were told it was no longer part of the group and they waved us across the sand road to check in at another building (I think it was Ocean Sands). Very unprofessional there - no real "office" but a handwritten note on a first floor door indicating it was the office, and inside it was like a storage room with two women sitting at portable flea-market style tables with computers. They seemed surprised that we wanted to check in but did find a reservation for us after we produced our printed RCI confirmation, and then again seemed surprised to find we were to have the 3-br unit. Anyway, we got checked in but found the whole situation very odd.

While at the unit, we were disappointed to find the hot tub closed for "repairs" but nobody ever came around to fix it. The pool was freezing cold. This unit has a washer and dryer but the dryer had a hand-written note on top saying "out of order." A maintenance person showed up on towel exchange day. We asked him about the hot tub, ice-cold pool and dryer and he just kind of shrugged and said they didn't know what was wrong with them. While he was there, our entrance keys stopped working. His key would not work either. He made no effort to check it out and told us we'd have to go back to the office and tell them about it to have it fixed. Since we had the garage and could enter the unit that way, we didn't bother.

We only saw one other unit being occupied while we were there.

One morning we saw a photographer outside - he was a professional who had been hired, he said, by "the new owner." He said the building had just been sold and the new owner wanted pictures of everything so he had been at the property for several visits taking pictures inside and out.

We've stayed at this resort a number of times and while it is quite modest we love the location. We are dismayed at the lack of interest being shown by the maintenance people, and wonder if the "new owner" means that it is one of those properties that have gone into sunset or whatever you call it. When we checked out we informed the ladies about the broken lock on the door and asked a few questions about the future of the property but didn't get any answers, nobody knows nuthin' about nuthin'. Maybe some TUGgers know what's going on?

Edited to add: I had given a very positive of Sunisands on RCI about 10 years ago. I wanted to leave an updated review after this visit but the site would not allow it. Hmmm.

Recently it was reported that Ocean Beach Club in New Smyrna also slipped out of the Exploria orbit.

This news article may answer some of your questions about Sunisands:

Lemonjuice Capital Holdings Completes Financing for New Smyrna Resorts to Buyout Their Management Contracts

"When SuniSands and Ocean Beach Club were developed in 1980’s, the developer retained the management contracts. These contracts were drafted by the developer for the developer – giving most of the choices and control to the management rather than to the Board and the owners. Those contracts were later resold multiple times and it became clear that the owners were being shortchanged. The Associations wanted to have new management arrangements where the Board and owners were in control of more decisions."
