Have seen unit at Ocean Time for sale.
Contacted owner by EMAIL asking question including What is the % of non paying owners?
Owner replied there is no default-payments up to date.
I understand that owner probably does not understand I do not mean just his unit. (Have asked twice--same answer)

Also, asked about termination date of time share. Owner states that has already been taken care of.

Wrote to management company for clarification (Paradise).

Received no answer. Had been warned by some one else that Paradise would, most likely not respond.

Any one have any info re Ocean Time.

Sometimes just calling the resort and asking to speak with the manager on duty will get you the answers to your questions.

I am an owner here and can answer these. It was probably 5 years ago that they obtained the votes to remove the sunset clause. It was kind of rammed down owners throats without any explanation or debate.

Oceantime has very few non paying owners vs most of the other ocean city timeshares. They do this by being absolutely ruthless with non paying owners. This is a good thing if you are a summer owner and a good thing if you are a shoulder season owner who is happy being an owner. It is not a good thing for off season owners. Death is virtually the only way to get out of an off season week. I have been an owner at Ocean Time for a few years and so far I have been very happy. I use my week each year and the maintenance fee is a bargain compared to most other timeshares. Some years back I owned weeks at two other Ocean City timeshares that turned into money pits with "special assessments" and high maintenance fees. It was refreshing to be with Ocean Time after those. So far, Ocean Time seems to be well managed and budgeted. We have not had a "special assessment" since I have been an owner.

does ocean tine provide adequate supplies (dishwasher soap-toilet paper-etc.) for your stay
does ocean time provide special off season discounts to owners, if so, what is the discount

Per the website: Housekeeping Starter Kit includes the following: 1 roll of paper towels, 1 dishwasher tab, a sample size of dish-washing soap, a sample size of laundry detergent, 1 box of tissues, 1 sponge and a coffee kit with condiments. One roll of toilet paper is provided in each bathroom, as well as one trashbag in the trashcan

I alsways thought they provided 3-5 dishwasher tabs but maybe they cut back. Everything else is as I remember. They do ask you to strip the beds and leave linens and towels next to the washer/dryer.

If you want to stay a full week off season you can't beach RCI's prices especially if you hit a sale at $199-250 or so. If you want to stay less than a week off season hotel rates are probably going to be better. If you are looking for shoulder season your best bet is to rent from an owner looking to recoup MF's.

If you don't belong to RCI (I no longer do) off season weeks at Ocean Time can be rented by owners from the management company for $375/week plus 10.5% tax. 2-3 nights can be rented for $220 plus tax. Off season weeks include Weeks 1-12 and Weeks 44-50 (holiday weeks not included) and the limit is 1 week for the Owner Special. Even if you are not an owner, there are good prices for off season. We drove thru Ocean City, MD about three (3) weeks ago on a Saturday and that is one busy city with traffic. That resort was full to capacity, I know a summer week must bring some big dollars to owners; who rent that week.

We stayed at Ocean Time a few years ago and thought it was pretty nice. I've looked into rentals in Ocean City, and I was kind of surprised to see that they're actually not that expensive--there's a very wide range of choices available, from dumpy to posh, and just many, many, many apartments and houses for rent. Rents start at just a few hundred for a week in a modest studio or 1br and go up into the thousands with larger places that are right on the beach.
